I owned my rental for 18 months. It was my first rental. Evolve provided excellent help to get me started. We had lots of renters, all had been vetted by Evolve. We had only one minor complaint and many happy customers.
Had a bad experience on a property they manage. The issue on the property is not their fault. It is the way the entire situation was handled with rudeness from the onsite manager, then no help from Evolve. Now, they have refused to publish my 1 star review on their website (which is true and accurate and does not have anyone's full name) stating they have the right to monitor reviews. Very fishy company. Do not recommend.
Stay Was excellent. House had a theme and a little scavenger hunt that was excellent for the kids. They enjoy looking for the items described. Owner was very helpful with checking in and was very understanding of the reason for the stay. Communication with him was on point. No issues at all. Would recommend staying here with friends and family.
We have been with Evolve for almost three years and have had no issues and immediate support when we have a question or change. Property is marketed well on several websites. Payments are timely and without issue through stripe. I might not always agree with the dynamic pricing fluctuations but they are not forced. If we do not want to drop our price Evolve honors that.
I've only had 5 bookings this summer through Evolve.
Their pricing is low compared to other booking sites. Performing very low in my opinion
Tim was very professional & timely! He suggested we put place settings/glasses on the patio table! Great idea! We didn't do that on the 1st round of pics!
Being a property owner, getting your property out onto many platforms by using one company sounded great. However, Evolve can not control the format used by these other companies, and your information, like no cats, can get lost causing you some issues. Evolve doesn't screen and they don't control the amount of guest screen on the other sites, so you can end up with guest who aren't the best. We ask for guest complete name, first and last, phone and email, so we can screen. However, Airbnb doesn't share their guest's information with Evolve, so you can find yourself not knowing anything about a guest. Whenever a issue arises, and it will, Evolve giving you a run around, not ever solving the issue for you. You will have to deal with it yourself. Like calling the police when a guest refuses to leave at the end of their booking. Calling a guest to explain the no cat policy and spending hours debating each line of you your listing means to someone who booked on a different site. You end up losing time and money.
As I said they do put your listing out there which if they only charged a one time fee would be worth it, but they take a cut with every listing. Spend the time and have the control over your listing by doing it yourself.
EVOLVE handles all scheduling and deposits directly to your bank. Would appreciate more advertising.
They send professional photographer to take pictures of your rental inside and out! Very easy and a positive experience.

Rented a home with no window coverings. Waking up with the sun wasn't my plan, owner offered a refund but it was 6:00 and too late to find an alternative. Evolve claims because there are no photos of blinds it is 'as advertised' then when I said I needed until the morning to find a place since there are same day cutoffs they responded at 10:00 saying offer is off the table it was 'as advertised'. Interacting with actual professionals or directly with owners is far superior.
We are rather new to Evolve (since 2022) but we feel confident knowing that we have chosen the perfect company to manage our property. The main reason we chose Evolve was the low management fee and great communication. They handle everything for us from bookings, taxes, renter issues, anything and everything! My only complaint is that it's quite difficult to get in touch with someone when we call but the live chat is appreciated and quickly connects us with a real person.
Evolve is supportive much more so than other property managers that I have worked with. There is always someone available for my questions and they have been pleasant to work with. I'm probably most grate4ful for the accounting. The updates and constant reminders about guest arrival and departure dates are also very much appreciated.
It was easy to get the property I wanted at the time I wanted. There were no complications or excessive steps. The only part I strongly and fiercely dislike is the way the $276/night property was listed at $163/night. That's a big difference.

I booked an Evolve rental property in early May for a trip the last weekend of July, knowing that vacation rentals in Palm Springs can get booked up pretty quickly. A week before my trip, Evolve abruptly canceled. The next day, I saw that same house available for rent on their website for the same exact weekend and more than double the price I had initially paid.
Evolve doesn't honor their rental agreements or care at all about whatever their renter's plans were for that trip. I will not be staying in one of their properties again.
We had our vacation rental booked for a few months and 2 days before we arrived, the owner cancelled. This is in Boise, ID during a weekend for a big concert. All the reasonable hotels were booked and I ended paying hundreds more for somewhere to stay in a location that was not ideal for our vacation. The company did send us 3 other places that we could book through other companies. One was 45 minutes away, the other was not even a comparison. And the the third was not available for our dates. It is super frustrating to find something 2 days before. I am very dissappointed
Studio was clean, had some little extras like k-cups, 2 bottles of water and several kinds of spices and seasonings in the cabinet. Bed was very comfortable and there were plenty of pillows. The WiFi was good enough for me to work online while there.
I had to cancel my reservation and was, frankly, surprised by how easy and efficient the process was. I spoke to someone on the phone who helped me right away and didn't try to change my mind. Then all of my money, fees and deposit, was quickly returned. I would use Evolve again in a second!
We had a guest who trashed our Airbnb and is now claiming fraud. Because of the damages we had to take property off the calendar - possible loss of income. Very frustrated with Evolve because we are being bounced around from person to person. We would like one contact person to help resolve this case.
I have used this company two times. Every time is disappointing. I quit both time for the same reason, more people in the house than 10 people. First time, 30 people, the second time, 20 people. And their customer service sucks, slow and not helpful. I would not recommend anyone to use this company to do the short rental vacation. Right now, I am managing by myself for my property, and it is great, I have more booking than ever.

Evolve needs to communicate better if a guest is staying that did not book. In my case I was trying to communicate with the guests and found out I was sending messages to the person who booked and never answered my text. I was not notified by Evolve that the guests were someone else. Also, it is Evolve's responsibility to notify me with the correct guest name and phone number, this did not happen.
Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
