With Evolve you can easily speak with a person, not a bot 🤖. The customer service personnel are friendly, professional and helpful. Evolve gets my cabin booked well. Also, they offer benefits such as insurance, professional photography, vacation financing…. These services aren't available from other sites.
Evolve collects sales tax for each rental and submits the payments to the state for me. At least, that's supposed to be the arrangement. My town requires a copy of the sales and use tax permit in order to rent property short term, and since Evolve is the one filing the taxes, it is their permit that is needed.
I have been trying nearly a month to get this information. Evolve refuses to give this information and also will not let me know if they can send the permit directly to my town. Every time I ask, they give me erroneous information and send me to websites that are not how I can get the information I need.
I was using another vendor to manage my property and they were awful for many other reasons but at least they got this part of it right. I need to submit the information within the next 22 days and am holding out hope that Evolve will get their act together by then but as it's taken them at least that long to get nowhere, I'm not optimistic.
This condo unit had everything we needed to enjoy our ski trip without the big name village price. However, main reason we picked this place over others was for the hot tubs, which were a must for after a hard day on the slopes. When it was too late to cancel, I received an email about the hot tub being out of order. Which happens, but all three of them on the managed properties! And it looked as if all tgw hot tubs had been out of commission for months/years, not days. Once we were able to get past that disappointment, we really enjoyed ourselves, the beautiful surroundings and the unit.
No response to emails. Door locks unacceptable, weren't made aware of issue until I called directly about parking permit. Several blinds on floor behind TV, shower door badly bent and fell off while attempting to use. Transition pieces not attached, 2 can openers both broken and unusable. Needs updating and replacement pieces in kitchen as baking sheets rather disgusting looking.
Everything was perfect about our Christmas getaway to the PNW coast once we were there. The beach house was absolutely perfect and the owners did such an amazing job to make us feel like home away from home. The experience getting to that point with Evolve was not so great. I was doubled charged for the rental, explanation was they accidentally ran my card twice for some unknown reason which they can't explain. Yes I did get my money back for the double charge but it was pending in my bank for 7 days during the week of Christmas, not ideal for someone who was budgeting this trip down to the penny to still have a great experience and to enjoy the holiday season. After numerous conversations with Evolve, their solution was to credit me $100 for a future stay with them. No thank you, I truly don't think I would want to experience this nightmare ever again.
Quiet neighborhood, close to downtown, very roomy. Lots of thoughtful details from hosts, eg box of Ty's for young kids, board games for all ages. Beautiful garden front and back. New pillows and an extra blanket on bed in upstairs 2nd bedroom would make the place perfect.
Cabin was beautiful and the views were amazing. Close to so many things to do. My family had so much fun. Even did some whooping and wood knocking looking for Bigfoot! Thank you for a great vacation. 💜
Evolve booked several tenants that trashed the house, smoked, did not adhere to any house rules, and left front door wide open upon departure. They would not allow any review for this airbnb booking. Also double booked a Thanksgiving day arrival/departure. No one was available for cleaning that day for turning over house. They charged me over $300 to cancel the additional booking.
They cancelled out booking a few days before my parents were flying from the UK. Sent a totally unapologetic email telling us we could rebook on any dates that were still free in the calendar - which is totally ridiculous, of course we can't just change our dates. I should have looked them up as clearly they are a dishonest, incompetent business. I strongly recommend homeowners who wish to rent out their properties also avoid them like the plague.
This cabin was clean, spacious and well maintained, this little community is very quiet and you will see lots of wildlife
Just wanted to share my own experience. Evolve vacation rentals is not not doing anything regarding verifying people payment option. They charged my debit card even I've never been their customer. I was scammed. Horrible customer service, make me think they are the scammers.
We used Evolve for almost 6 months on a high end condo in Myrtle beach and they fought us on rates, gave us a work crew which damaged our unit, and their promises to fix issues never materialize. Every problem you get a different Owner care agent and they all seem to be incompetent. I would never use them again.
We got less than 1/3 of the booking revenue they said to expect. Owners beware.
Wish I found this site years ago. Their prices are lower than Vrbo and much easier to book. Made my last 2 bookings so easy! The condo we rented was spotless! Its great to be able to read reviews from others that stayed in the properties because photos can be deceiving online. Always read them and look at the home from GoogleStreet if possible to see the neighboring homes. Ive recommended Evolve to all my friends.
In my entire time with Evolve I haven't received a call or gotten anyone on Athena phone once. The customer service team is incompetent and not made of problem solvers (one time they applied a unique guest access code to every existing reservation.) Their rate system had to be overridden manually so that I wasn't losing money or charging less than an empty RV in the neighborhood. All the calls from guests and all the coordination fell on my shoulders. As far as I can tell Evolve does nothing but get in between the owner and Airbnb in order to collect a fee. I'm sure there are great property management services out there, it Evolve is not one of them. They are an expensive and poorly run middle man who passes all the responsibility for a property right along to the owner. I'll keep my money and continue doing all the work until one of the other management companies opens my city.
Townhouse was the cleanest, most well-stocked Vrbo we ever rented! Great location, too! Would definitely rent again!
Came to Houston for the weekend. Booked 7 months in advance to find out the house was double booked and our group was out of luck. Evolve team was zero help relocating. Imagine last minute accommodations trying to stay near a festival you came to town for.
Rapids condos advertising as a rustic mountain retreat in walking distance to grand lake marina, in Grand lake, Colorado. Price gouging, paid $1,000 for two nights in a shell of a condo dirtier than a Motel 6. Dirt and dust everywhere, urine soaked pillows and mattresses. We felt we were in an episode of The Twilight Zone. When the host asked if we needed anything, we texted that we needed towels and pillow cases and 24 hours later, a "cleaning" "lady" banged down the door and threw a trash bag at us with one more urine soaked pillows case. How on Earth is this place in business?
We rented a house on a canal for a one week get-away from up north. The property was great and more than we needed for two people and a dog. The house is very well appointed and supplied and the fenced in yard was excellent for giving the dog freedom to roam. We had an Internet outage during our stay, but the Evolve staff kept us posted on progress until the problem was fixed and service restored. A minor issue is the property description on the washer and dryer arrangement. It was better than described and the description needs to be revised.
Was very pleased initially with them. They were easy to talk to, and their damage claims process was excellent. Unfortunately, in recent years their quality has gone downhill. They don't communicate with guest appropriately. They always side with guests in any dispute. They try to deny legitimate damage claims. For the 10% that they take I'm not really sure what they do.
Booked through Booking.com. The addtional "$171.00 Cleaning Fee" was hidden in the price quote online. I had to cancel due to blizzard, but am still expected to pay the "Cleaning Fee"? Besides this, the contact person was not helpful and the Evolve Vacation Rental was far less helpful. They basically said, $#*! happens!
Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
