I had a very negative experience with evolve vacation rentals. I rented a property with them through Airbnb, and their listing is misleading. It mentions AC three times on the listing but upon check in we realized that only one of the two upstairs bedrooms had an AC unit. Also, the AC unit was broken and the upstairs was unbelievably hot. We reported this immediately, and was told to contact our local guest contact Ellen. She sent the cleaning lady to inspect the broken AC unit, which made no sense. I assumed I had reported the issue to enough people to have it resolved, but they did not try to repair it until I called and reported the issue to Airbnb two days later.
We booked a location almost 6 months in advance due to location to one of the largest events we exhibit at.
They just canceled our reservation, and are holding our funds for 3-5 days. Now we can't book another location within miles of our location unless we pay almost triple.
Evolve single-handedly created a catastrophic situation with no solutions, and has been non responsive since.
My stay was really great but what made everything so much easier was working with evolve to book my vacation. Everything was smooth I liked the option to pay a portion while booking and the rest in two weeks.
The home had a wonderful welcome basket of goodies on our arrival. Whatever you needed was supplied in the bathrooms. The beds and bedding were comfortable. The solar heated pool is perfect for swimming. The front and back patios were so comfortable and a wonderful place to enjoy the outdoors. I definitely would come back and this time stay longer.
We had a very nice time there. The house was spotless and comfortable. Attention to a few details would make it much better--i.e. Add hooks in the hall bathroom or bedrooms for towels, add grab bars in the hall bathroom, the kitchen needs hotpads and the large burner on the stove repaired! These are minor items, but would make a difference in the usefulness of the house. Again, we were very comfortable there! We had a group of eight people who stayed.
I have found Evolve to be supportive and responsive. My concern is a lack of focus on bottom line performance. If a property isn't making money Evolve needs to step up and help identify what must change to produce financial success. While it is ultimately the owner's problem, Evolve needs to participate in finding the solution. If a property can't turn a profit then it will eventually fail completely.
This company is terrible! I saw a property on VRBO to rent for just 5 nights. Planning a birthday getaway for my husband and noticed that they added on $458 extra fees that are automatically non refundable! For 5 nights the bill became $1244 for myself, husband and daughter! We'll, now I'm stuck in the contract, so 3 days before our trip I noticed that there are flash floods all around the area and I'm concerned for my family's safety so I try to get a refund and cancel this trip to do something else where it's more safe and I can't get anyone to call me back to try to get a refund! Will never use this company again! Beware of this company when booking!
The check in experience was fine/no issues. However, given the cold weather we would have appreciated the heat being turned on prior to our arrival.
It would have also been helpful for the person checking us in to give us a tour of the property, point out where the thermostat was/how to use, how to operate the spa, answer any questions, etc.
From the first phone call I was given clear and concise information, and even when I had further questions on a follow up call, Evolve found and sent the data I asked for.
They provided step by step instructions on setting up my rental from the Township licensing (aka necessary paperwork), all the way through to staging and photographing the home.
I was a bit doubtful of their dynamic pricing, however I decided to start with it and wow it works! My home has been rented almost fully right from the start! (With zero effort on my part!)
Also, you are given continual updates and reminders of upcoming bookings, and notice when your payouts are remitted. Evolve really does all the work in that respect. It is also very easy to book off days/weeks/months for yourself as owner. Their site is very easy to use.
All in all I am thrilled with my experience with Evolve.
This was a wonderful rental. The home was clean and very inviting. The owners were prompt in email responses. The home is extremely close to the beautiful town of Beaufort and there is so much to explore and see there. The house has everything that you need for a wonderful stay. The beds are comfortable. My boys loved the shower in the Master bathroom. The screened in porch was a big hit with my family. My husband and I have four boys and we do a lot of cooking while on trips. The kitchen had everything that I needed to cook for my family. There are bicycles in the garage for riding in to Beaufort and a wonderful bicycle man who goes by "Hippie" just right around the corner to help with your bicycle needs. You must take a day trip to Cape Lookout to enjoy the beautiful sea shore, lighthouse, and if you are extremely lucky, see some dolphins and Banker Ponies.
House was cute, cozy and remote however it had not been cleaned in a while. We spent several hours cleaning before we were able to get comfortable. Also did not like that the two picture windows in living room/kitchen area had no curtains and we felt exposed. And the back door's deadbolt was inoperable.
We all had a great time outside of those issues.
Would recommend cleaning house before guests arrive and fixing back door and putting up curtains.
This is the perfect location. Only minutes away from all attractions. Japanese tea gardens was beautiful and the zoo was great. Riverwalk is always wonderful for lunch and dinner. You must take the boat ride down the riverwalk. Horse and carriage ride was a great experience. Loved the alamo. After a long day of activities it was nice to soak in the hot tub and relax. The house was well kept and very clean. The electric gate at the driveway made you feel secure and safe. We will definitely rent again. Thanks for a great place to stay.
We stayed here with another family which worked well. One family was upstairs and the other was downstairs. The stairs are little steep and tight so be careful to not hit your head. Otherwise it was amazing. Outside was beautiful and we loved the outdoor seating and patio lights
House is easy walking distance to the beach, well maintained, very clean and with all the amenities needed to make the 10 day stay for our family of 2 adults and 3 teens very comfortable. The kayaks were a delightful surprise and an added plus!
This is my 1st vacation rental as a new landlord, was referred by my friend who has been doing this for a while now, and from the beginning, Evolve's process and communication has been superb! I couldn't have done this without you. Thank you Evolve for your dedication and streamlined process to make this stress-free as possible!
My experience as a first time owner of a STR has been good thanks to Evolve. Their service was exceptional, content was not full of complicated hard to navigate information. They advertised and rented my home to the extent I expected. The Evolve app is easy to navigate and is not glitch like other apps. Highly recommend.
I booked this place under the assumption they had a pool (noted public pool) I took that to mean the pool was at the location...only to find out it's 5 minutes away. Tried to cancel for full refund and refused. I could not stay there as we needed a pool 90 degree temps. Don't make the same $300.00 mistake! Awful customer service. Airbnb said it was noted as a public pool and they couldn't help.
I believe we are not charging enough for the amount of guests using our home each time. These large groups, up to 15 people, are renting for short periods of time and in spending half of my earnings on the cleaning fee.

The staff I speak with are always kind, considerate, patient and well informed. They take the time to answer my questions in a respectful and knowledgeable manner. My property is consistently booked and I am grateful for their diligence and competency in this area. They provide support as needed and advice when asked. I am extremely pleased with their service and highly recommend them.
Renters beware! Vacation listing was misleading—no real access to the lake for our lake house vacation, & no satisfactory resolution from Evolve.
They wouldn't even agree to change the listing to warn future renters.
$3000+ for the experience. I'll add a picture of us trying to gain "direct lake access" with babies in tow, cars speeding by and no success ever finding lake access!

Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
