Red Flag #1: Offerpad's "Free Local Move" offer is not included in the Offerpad purchase contract. The limitations, restrictions, and exclusions associated with the Offerpad's bogus "Free Local Move" promise would render the purchase contract useless. There is no "free local move" with OfferPad.
Red Flag #2: Offerpad's purchase contract extends the normal 10 day inspection period. Offerpad's contract extends the inspection period 10 days past the date of the actual physical inspection. This unusual, self-serving stipulation ties up the subject property for crucial additional days, sometimes weeks or months, rendering the property owner powerless to market their property to other interested buyers. This is their goal!
Red Flag #3: The Number One complaint of Offerpad customers is Offerpad's reliance upon and frequent utilization of a punitive 1% late cancellation fee. On a $500,000 purchase contract, Offerpad charges the customer $5,000 and will not hesitate to tie up the customer's property with a lien, rendering your property unsellable.
Red Flag #4: Your initial contact with Offerpad is designed to engender false hope of an offer close to market value. In reality, you should expect your final offer to be WELL BELOW the low end of like properties in your area. After wasting weeks, maybe months of your time, expect a ridiculous, insulting, low-ball offer from OfferPad.
