Don't do it!

This company is not one that any HOA should even consider. Copperstone in Parrish has had them for years and we are now finally able to get rid of them and their cohorts Ryland Builders. Please be very careful.

Our HOA is run by appointed, not elected, board members who then control everything with help from some some renters! Do not look for the property management company to give advice or to obey governing documents or even answer your questions. They treat dues paying honeowners like dumb sheep. Florida needs to get some decent laws that protect homeowners. Our property values are suffering.

Wow, I wish I would have looked at these websites once elected to my HOA board. I would have changed immediately and saved myself and my community all the hassle of this company's inept organizational skills, lack of follow up, high turnover of managers and clear lack of direction from all levels. Elected President in December of my HOA, I made the change within 30 days from this company and we have not been happier. Let me put it this way, if Rizzetta offered to manage our HOA for FREE, I would say "no thanks'. Worst experience in my 25 year professional career.

This company lost against me on my Drones then on my parking of my boats. They try to control everything but they can't and when they can't they try to Extort money by using lawyers fees.

Painted my home as selecrively enforced by the moronic Rizzetta & Co CAM at Fishhawk Ranch, Tonya. The HOA, and attorney, Defurio filed a lawsuit months after it had been completed. A contest of lien was filed and sent by the court long
Before that. Communication is awful, worthless. I am sure they cost the HOA more in attorney's fees than they cost me. I had 3 seperate conplaints to make including not providing documentation under FS 720. They are part of the cog for needing more HOA regulation

What I know:

A self styled enforcement officer, Denise Shreaves or Denise Bresnick parades around the Mirabay community in a golf cart that, according to other residents, is an unregistered vehicle. She takes multiple photos of purported "violations" that are not actually violations due to her lack of knowledge of the code she claims to have expertise in enforcing.

Specifically, on our case, it was regarding trees. While we are compliant, it's due to an exception. But, even after a plain reading, she refused to accept that she was wrong.

Equally problematic is communication with the Rizzetta & Company via email or phone. The company still has not returned a call, despite 5+ phone calls.

Via email, they're responsive but do not answer questions. Instead, through harassment and abuse of power, Denise Shreaves or Denise Bresnick, pawns her accountability off onto others.

Any HOA should manage itself internally. Hopefully MiraBay can reverse this poor decision to hire Rizzetta & Company.

Rated 1 star, but if possible, it would be a zero. I cannot identify anything positive about the company, its understanding of its role, or its communication.

If I could give ZERO stars I would. This HOA was active when we first moved into our community, Preston Woods, 4+ years ago. However, during the pandemic they went completely silent and have yet to resurface. I mean, you could literally not reach anyone by phone or email.
Our HOA fees increased this year and while reviewing the 2024 approved budget, I couldn't help but notice that they (Rizzetta) is collecting over $7k/annually in "management" fees when they literally are non-existent within our (small) community. Rizzetta is doing bare minimum to earn that money. Therefore, I can confirm every other review on this site in saying that they are a total scam and waste of money. The HOA budget also outlines funds charged for brochures and other mailing materials when I know for a fact I have not seen anything in my mailbox other than my yearly HOA bill and other basic plain-paper letters/announcements for meetings that never seemed to be scheduled for days and times when most of the community can attend.

This company is the worst. My family keeps a very neat and tidy property. I mow the lawn, the landscaping looking good, etc. We got a letter saying we needed to clean our driveway and if we didn't we would be assessed 10$ every single day until it was complete. I did it immediately and then called them to make sure there was no fine. I left a message and no one ever called back. Then I checked their website and there was a 30$ fine. I called again, no answer. Then it went up to 80$. Called again and nothing. I finally got ahold of a nice lady that told me the guy I wanted to talk to was Shamil Porto but she told me she would take care of it and there wouldn't be any fine. This clown calls me on June the 15th after I thought everything was taken care of and leaves a message. This is of course after the two week period that you have to appeal anything. It then takes me another two weeks on the phone to finally get in touch with him. He is zero help, rude and hung up on me. Great company. I'm going to make it my business to call them until I get some sort of retribution.
