I have never used Airbnb and don't understand why some rentals offer a limit of 4 guest but have 3 bedrooms and beds in each. Why?
Also if I rent a condo or house for myself and my wife and myself but have my son and his family visit for a short time, do I need to list the total people?

That I agree with, when a Host places a limit on the number of guests he has a valid reason to do that and we should respect that. He is being very clear and we should respect his honesty. There are quite a few out there that "might" accept your requirements
