Those are three questions.
- Are all the titles clear. I don't think so, but they need to disclose that to you up front if it is not. You should also get Title insurance, that way if they are lying to you, you get your money back though the insurance.
- Do they work though a title company. Yes, they work with their company though. So expect getting the bare minimum of customer service.
