“File never created”

Looked at a model home in the candelas community, met with the builder rep Chris Roberts, one of many Chris' involved. Apparently Chris Roberts put myself and my sister as number one on the list of interested parties. When the house was going to go live, Chris Roberts reaches out to inform us. Great right? We thought so as well. Chris Roberts accepts 12.5k in earnest money and puts us through to their lender, mandatory step to get prequalified through kb home loans. Contract says we have seven days to get prequalified. So, Chris Rifle from financing reaches out and gets my sisters financial info to start the process at 5 days since entering into contract on May 12th. Well, Friday night, same evening, I meet with another Chris, Chris Allison, hiking and tennis buddy. He tells me that KBhomes can't get us approved since you can't have two fha loans at the same time. My sister and I were to move into this home and make our current home a STR/LTR. Chris A says he and Chris Roberts met with their boss and yep, can't proceed since again, you can't have 2 concurrent fha loans. So I reach out to Chris Roberts on Saturday morning, he says, "sorry we couldn't have made this happen." So I back out based on what Chris R/Chris A are saying, remember the other Chris from financing has only obtained my sisters info to this point. And apparently Chris R and Chris A ask Chris Rifle to run a scenario where I sell my current home to get prequalified for the new home. However, Ive got Chris Roberts/Chris A telling me it's a no go! So again, Ive backed out. Then Monday May 15th Chris Rifle is asking me for my financial info, I'm like I've backed out as Chris R/Chris A said it's a no go and now you're asking me for my financial info? Like wtf, who's tail is the dog wagging? I listen to Chris Rifle from financing try to explain how if my current home could be refied as a conventional loan then the new build/model could work as my sister and would only have one fha loan but again Ive already backed out based on the builder reps ignorance. Chris Rifle was not in communication with the other two Chris'! I chew him a new $#*! then proceed to reach out to Chris Roberts to do the same. Chris Roberts informs me that a financial file has never been opened despite us putting 12.5k down in earnest money. So then why is Chris Rifle asking for financial info? Chris Roberts goes onto say that the communication between everyone was a miss and he apologizes. Furthermore he says that no further info will be requested from me. Well no $#*! dumbass, what was the point of putting 12.5k down, having us provide financial info to part of their team, only to never have created a file only to then erroneously tell me that we don't prequalify when a complete financial scenario was never investigated? I would not recommend working with KBHomes Colorado.

Last year my wife and I decided to construct a new home with KB before the interest rates when up. During the process of the construction there was very poor communication with the lending department. My wife and I decided to give 5K and hope to finalize the home before interest rates when up. We asked KB homes if we could lock into our current interest rate and where told know.

By the time KB was ready for us to sign we decided not to proceed due to the interest rates almost 7 percent.

Reminder that we had originally signed with a very lower interest rate when we started the process.

We lost 5K but I can assure you that we will never recommend KB to anyone!
