As a Buyer and a Seller it is critically important regardless of which side of the equation you are on to do your research and due diligence on both sides before committing to a contract to either buy or sell. Additionally you closely read the Seller Disclosures and when in doubt ask questions or simply go somewhere else. Using an Agent can be a rewarding experience but it could also be a bad situation. Was on the receiving end of Elite Realty and One (1) of their Agents whereas after closing during move in often referred to as discovery issues begin to appear that render disclosures by Seller questionable and Agent useless. While it may be costly a good rule of thumb is to use a larger Agency where you can pick and choose your Agent and interview them if necessary. Another rule that seems prudent to apply is where money is involved and in Real Estate Transactions, a great deal of money is on the table, something nefarious is or has occurred. The Knoxville Tennessee area has numerous Real Estate Agencies, avoid small, avoid Elite Realty, recognize that there are no ethics, if you encounter problems, difficulties, no one will take responsibility, simply pass the buck, pass the blame, deny responsibility, deny knowledge. Last but not least if it looks to good, looks to easy, then it is likely too good to be true. Move onto to another home. Good luck!
