I paid AED 45,000 to DAMAC Properties under what was presented to me as an "Expression of Interest" (EOI) for a unit in the DAMAC Riverside project. I was not informed that this payment was non-refundable, nor was I shown the full Sale and Purchase Agreement (SPA) before transferring the funds. After the payment, I was given access to the SPA, which was extremely one-sided and unfavorable to the buyer. It includes: No penalty or compensation for project delays (up to 30 months), No termination rights for the buyer, Transfer of risk to the buyer before handover or possession. Due to these terms, I decided not to proceed. Despite explaining everything clearly to the company and requesting a refund, I have not received a positive response. I believe DAMAC uses vague terms and fine print to convert cancelled deals into profit, which is extremely unethical — especially in a city like Dubai that promotes fair and transparent trade. I have initiated legal steps and urge other buyers to be cautious and demand full clarity before making any payments.

Horrible company. Don't buy any property from this company.
Damac sales teams are bunch of liers, mostly they hire them from Indian. They lie about contract, hand over, special discounts. Just save yourself a headache and find another developer.
Damac has horrible reputation in UAE, thats the reason they chase non-UAE people to buy property from them. Check their reviews all over internet. Damac hires people to fake review positively for them in trustpilot, so check other websites as well.
