I was about to pay to run a report on the home i bought but after reading these reviews have decided against it. how often are these records updated?

Answer:

My understanding is that the records are fairly up to date, maybe a couple of years old. However, if you do some research you'll see that it will only show a death in the home if it was a recorded in some kind of public record. Also, in certain states there is no requirement to disclose or record a death in a home unless it was a homicide, therefore if someone died of natural causes, and accident, or of suicide in the home it would not come up. They are not very clear about that. Depending on where you live and the age of your home it might be easier to just go to the library and do some independent research.

Hi Ally, Thank you for your question. Much like most data aggregating companies there are no guarantees. It would be impossible to have every record of death at an address. We are simply trying to help those who care to know, by providing as much information related to a death in a home that we possibly can. We have sold over 70,000 reports in 3 years and have identified thousands of deaths at an address for unsuspecting buyers and renters. Most of the negative responses are customers who were already aware of a death at the address and we could not identify the death on our report. This service is not intended for them, it is intend for buyers and sellers who are unaware of a properties history. We provide customers with an instant report that displays any deaths that our algorithm can find. Because we know that we cannot find every death in a home, we also provide a list of names that are associated to the address and then let you know if any of the associated people have been report as deceased by the US Government. What some reviews fail to mention is that we did identify the deceased name and data of death, but we just could not find the address where they died. We then perform manually research of your address over the next 30 days. On the 30th day we rerun your address through the system and provide you a second updated report.
