Question:

I am about to close on a property that i won at auction.com the title company is 'linear title & closing' who is asking me to wire the entire transaction which is around $31000/ (including $2500 emd). they said that one i wire the money and the funds are cleared they will forward my case to auction.com who will contact me as how to get the possession/key of the property. i am not feeling comfortable wiring them entire not knowing when and how i will be getting the possession to the property. any feedback?

Answer:

Once the house has been paid in full I would enter even if I had to call a locksmith... or a "rock"smith.

If i win a bid on a house for $15000., and i have a $30000. line on my credit card, can i pay for the house with my card?

Answer:

Depends. Usually if it is a foreclosure bid they want the money in cash. A lot of auctions only take cash only.

You would NOT have a clear/marketable title for a property if there are liens or judgments or rights of redemption recorded against the property. You would have to satisfy all of the above in order to obtain or convey clear title.

It sounds like you may have been making an offer on a short sale possibly? Contact the bank directly yourself and see if the home is in foreclosure or already bank owned. Auction.com often "lists" properties that may not go to auction as owners are working on modifications and the foreclosure trustee does not update Auction.com.

Answer:

You will not find out everything ahead of time. Much of what you will learn happens after you have agreed to buy house. Reread all the reviews. Each one is correct based on my experience.

Answer:

It was my experience that they want you to electronically sign documents BEFORE you can review them, I advise you to call 35 times like I had too to get someone to give me a pdf file of the contract first. I found that fee's were extremely inflated and had to get my attorney top write an email to get deposit monies back. The realty person involved didn't know her $#*! from her elbow about this process. BEWARE!
