CAUTION! For anyone wanting to either rent or use this company to manage your properties.

We are heading into 4 month of continuous construction (staring 11. May, 2021 to present), from 7:30 am until 2:30 PM, Monday through Friday. So it's probably going to be half a year of this before it's over with.

Due to negligence on the part of Property Management ( Ms. Eleanor Ras) in letting parts of the building rot, we are now having to endure close to half a year of continuous, non-stop, daily substantial interference.

Due to the hammering, banging, blasting, sawing, etc. we are unable to work in our homes and have to get in our vehicles and drive to a quiet location in order to do important work phone calls, interviews, zoom meetings, etc.

We also cannot sleep during the day, as one of us works during the night to avoid the construction noise. We have to leave the apartment, and go to a park and try to catch a few hours of sleep in the car.

According to California law, this is breach of the covenant of quiet enjoyment that comes with every lease. (California Civil Code Section 1940. 2) According to the law, ADR Properties is allowing another person to invade our leasehold interest.

In addition, the construction blocks off our entire door, so that we have to ask them to remove the things blocking our door entrance in order to go to important appointments. Sometimes they take their time and make us late for those appointments.

Also, there are extension cords all over the place, easily causing someone to trip and fall.We are paying full rent price, but we are not able to enjoy our home to the full extent.

Since 3 months, we have been attempting to work out some kind of rent reduction/adjustment with ADR Properties (Ms. Eleanor Ras) and AVOID having to put out reviews like this.

Instead, Ms. Eleanor Ras ( ADR Preferred Business Properties) has enlisted a D-rate law office with no website, operating out of a PO BOX & a Gmail account to essentially intimidate/threaten us with "I hope you understand our position and I need not communicate with you further regarding this issue."

If it had not been for their negligence in letting the buildings rot in the first place, as admitted by their own attorney in the letter, then we would not have to endure months and months of this in the first place.

In addition, while there have already been 3 family units who have just up & left, we are still here willing to work with the Property Management ( Ms. Eleanor Ras) in this regard. Communication is certainly not a strong point with this company. Ms. Eleanor Ras is not above constant gaslighting games & relentlessly using diversion tactics to deflect from the core issues at hand at every SINGLE turn.

We get ignored & dodged most of the time. Somehow, every time we call/email, Ms. Ras is in a meeting, on the phone, on break, out of office, vacation or flew to the moon.

While I'm at it, I'd like to make mention of their creepy onsite manager, Mr. Austin Del Castillo who has a pattern of harassing & targeting people by triangulating himself w/ other tenant conflicts, including filming tenants on his personal cell phone without their consent.

This creepy guy (Mr. Austin DelCastillo) has been known to take pictures and filming tenants with his personal cell phone without permission. (See the pictures of him caught red-handed attached)

Like I said, I did not want have to go this far, but since we are being treated like this, I think it is only proper to publicize this and let the greater public know just how some of us tenants are being treated and what we are having to deal with.

P.S. The tenants here are all wonderful, but there are some real serious problems w/ Property Management.

This by no means is everything & there are so many more things that I could relay to you. If you are a tenant w/ issues, or a prospective client/tenant please feel free to private message me, as I'd like to speak w/ others about this & have lots of videos & picture documentation.

P. P.S. We are within our legal rights to ask for rent adjustment and did not want to have to take things this far. Surely there could have been room for negotiating a win-win.

Really didn't want to have to take it this far and put out bad reviews all over the place, which will end up costing this business way more in lost revenue and business brand reputation in the long-term than had they just done right and worked with us in making a fair rent adjustment.

This company has no idea of the powerful impact search-engine optimized reviews like this for first page Google, MSN, Yahoo, Bing results can have on their bottom line revenue, essentially costing businesses thousands of dollars in lost revenue &negative brand reputation.

Other tenants are afraid to voice their issues for fear of retaliation/wrongful eviction. Watch out for deceitful ADR employees faking 5-star reviews on here & Google. (See screen shots)

Just a heads up if you're considering this company to manage your properties or you're considering renting from them

Tip for consumers:
I would advise anyone thinking of using ADR Properties to really go elsewhere.
