Do not embark on the process of buying a home if you have just started a new job within the last year. The best home mortgage rates go to those that have been with a company for a number of years. Having a job for a short time is seen as a risk, and you will be the one to pay for it with a higher interest rate.

If you are a retired person in the process of getting a mortgage, get a 30 year fixed loan if possible. Even though your home may never be paid off in your lifetime, your payments will be lower. Since you will be living on a fixed income, it is important that your payments stay as low as possible and do not change.

Remember that it takes time to get a mortgage closed; therefore, it is important to include enough time in the sales contract for the loan to close. Although it may be tempting to say the deal will be closed within 30 days, it is best to use a 60 or 90 day timeframe.

Start out with smaller loans first to build a good rapport and reputation with the bank. For instance, if your goal is to get in a new home in two years, start out by taking out a loan with the lender, work to repay it, build up your credit, and then seek the mortgage. It's a longer process, to be sure, but the end result is that you will be a responsible borrower in the bank's eyes.

Be careful about quicksand mortgages. These are mortgages that have all sorts of hidden tricks in them like balloon payments, prepayment penalties, tons of upfront fees, and more. These loans typically are only helpful to the lender, not to the customer. In fact, they can make your loan down right unaffordable over time.

Do not forget to consider the miscellaneous fees that come with a home mortgage in its final cost. You will definitely find that each company has their own rates and that some can use these fees to greatly increase what they make on the final deal. Keep this in mind as you shop for a good home mortgage.

If you are having problems making your home mortgage payments, you may be able to seek counseling from the Department of Housing & Urban Development. Look up the number for your local HUD office and request counseling to prevent foreclosure. You can find information about your local HUD office by visiting their website.

With the tips that have been provided, you're definitely more aware now of what it takes to secure a good mortgage. So, get out there and start looking, taking with you what you've learned. There is no excuse to end up wishing you hadn't signed your mortgage documents because you now know what to do.
