We had a terrible check out experience with Life Residential.
Forget about your deposit if you are renting off them, they try eveything to take it off you- even adding charges retrospectively after the third party checkout report is completed! There is no protection for renters, they will shaft you at every opportunity, without cause.
We rented of them for 3.5 years, never missed a bill, never damaged the property and replaced all items upon leaving... we even asked the agent for the paint code prior to leaving so we could avoid any dispute and do the minor touch ups ourselves - he ignored our request and didnt do any due diligence that you would expect from a professional property manager. He then levied a charge for repainting the flat - somthing that has now become a dispute because of his laziness.
We've rented multiple times and have always gotten our full deposit back from other letting agents - life Residential is a company to be avoided if you value your money and sanity.
1. They were not transparent about charges, sending block sums for repairs. And dragged their feet with sending invoices.
2. Listing wear and tear as damage (some small splashes behind the sink and stove where no splash protectors had been installed) and now trying to charge us for a portion of repainting the entire flat!

4. Be mindful if you do raise a dispute with them instead of Mydeposits, they will try to drag it out as long as possible until after your depost protection has run out which then leaves you no option but to raise a small claims appeal.
We've raised a complaint with Life Residential and they still have not resolved any of our conerns (3 weeks later)- even though they admited that their agent's communication with us did not always reflect their ideal of 'not being misleading or providing incorrect information'.
It appears that Life Residential know exactly what their agents are doing an fully condon the behavior of trying to rip tennants off.
If you read the reveiws on the page all the good ones are from landlords or tennants that have just started renting (good luck to them) - they get you at checkout, beware!
