“Price gouging”

Frannie K.
10/24/23

You are absolutely right I used to love their timeshares as well. Now they charge you for absolutely everything and don't even keep the rooms well maintained. It's very sad especially with all the maintenance fees that we pay yet we go into the rooms and there's always something broken or not working that needs to be fixed. I'm very disappointed and I'm very disappointed that they continue to push and ask for more money every time I Stay. I really wish I could get out without ruining my credit but I still owe too much and my family wants nothing to do with it.

Tip for consumers:
There is often a lot broken in the units and if I'm going to pay $350 a month in maintenance fees for the life of the timeshare ownership and by calling the room better be in Tip-Top shape

I have been with this club for over 10 years and it WAS a great club. However, they are getting very greedy, they charge $99 for a "guest fee" and once I even had a husband arrive at a resort before the wife and they charged another $99. Once I had to extend the stay for a guest by 2 days and they charged, for the same guest, another $99 guest fee! They are now in the business of gouging. Furthermore, whoever designed their new booking system - the entire IT team should be fired, you cant even navigate properly, modify reservations (that feature is broke and does not work) + there is 2+ hours waiting times on the phones. FIRE YOUR IT TEAM and start over Worldmark! Just let us use the old website, it was way better.

They are all a bunch of liars and we fell for it hook, line and sinker. Their customer service is horrible. We have been trying for 3 years to get some changes done. Don't fall for this company, they don't care about anything except the dollar.

The Worldmark by Wyndham has made it impossible to transfer ownership due to death of the original owner. We have been trying since January 2022 to transfer to the successor trustee. As of March 30,2022 they still have not processed the paperwork and per Owner Resolution Dept it will take another 8-12 weeks to process. Attempts were made at least 10 times prior to today to provide resolution and each customer service rep says something different. They are trying to milk the extra $100 they get every time a non-owners to reserve a room. Customer service is abhorrent! Avoid this timeshare at all costs!

Have been a patient 'owner' for over 15yrs but their operating policies have gotten from mediocre to horrible. I would encourage any new prospects to safe your money and your time. Rent either a hotel or Air B&B! - there is more freedom and less hassle. This people (at Wyndham) hide behind different companies to charge the crap out of every corner- and if you have any? / concerns, they are only interested (at least legitimately) to SELL you more credits.
Do not sit for one of those 'owner update events' - is never 60 mins and is never about 'updating' and always about selling.
From now on, I will start taking pictures of all their crap (whenever I use their locations) - and will post them!
$#*! them!

What kind of America have we turned into?

Good luck. Their booking site is from the 1980's and trying to find rooms for more than a couple of days is extremely difficult. They give timeshares a bad name! Avoid!

I was informed today while on the phone with a representative that I missed a payment a year ago due to card expiration, once I had updated my card, which I did, I was supposed to process the payment that got denied due to expiration, but I didn't know I had to do that, nor did the website inform me I had a payment due in this whole past year. Because I missed that payment, Worlkmark just took my travelshare away from me, something I paid for years ago, without informing me. This seems illegal, but there is nothing I can do about it. How do I get rid of Worldmark?

It's been over a year since my brother died, his contract was paid and I asked to relinquish shares (as instructed) and requested a stop to billing. I have spent countless hours dealing with World Mark and 2 collection agents and still getting bills despite assurances billing would stop.

My BIG complaint is that it takes 2-3 hours on hold to get to talk with anyone. It's been much worse since the new management went in. This morning, it wouldn't let me make a reservation on line because it said my dues are not updated. We paid in Jan for the entire year. I called the number they gave me to call. I got through in a timely manner. The woman told me I needed to call a certain number, but said she would try and connect me directly. After 5 minutes the phone message and insane music switched to the message and music you get when you call in to make a regular reservation on the phone. I've now been waiting 45 minutes, listening to the same 12 measure jingle. My time is worth nothing to them. I give 2-3 hours waiting for them to answer my call, and they just apologize for the inconvenience. It's maddening.

My wife and i went to their presentation in February 2020. We love to travel and thought it would be a great way to save some money. Then covid hit and they were closed in most resorts in most capacities for over a year. We managed to book a trip to Utah for skiing in jan 2021 but the gym was closed, the spa was closed, no amenities whatsoever. We have traveled 2 or 3 times since then and are never able to use our points due to no availability anywhere we want to go for a year out. My 2 years was out in February but they did extend it 3 months. They have absolutely no availability for the next 3 months. I am going to Las Vages in July and would like to use my points the but i cannot book that for put until May when my current extension runs out at which time we are eligible for another 3month extension, but there will be no availability at that time. So i am left with 2 choices, throw away my basically $2000. 00 worth of points and book lodging now at a reasonable price elsewhere, or wait til May, hope and pray they will have availability, and if they don't, when i pay for my lodging the peice will have surely doubled at least

I used an online bill pay company I got from Worldmark to pay my monthly membership. The company earmarked payments to membership but Worldmark credited them to maintenance instead. They reported I was 5 months behind to credit bureau. Said it was my fault, would not move payments to membership unless I pay them more money.

I have been a happy owner of Worldmark for 20 years. They just put in a guest pass policy which I understand because of the many members who are using them for VRBO's. However, my family planned a last minute trip right before we went into quarantine. I put them in my son's names and was charged the $100 per unit for their 3 units. At the last minute our son's could not go because of problems at work because of the virus. I had to change the guest passes from my son's to my daughter-in-laws names and was charged an additional $100 per unit to change the name. Ridiculous! When I talk to people they just say, "Well, it is the policy." Maybe they should think about that policy. Is is fair for their owners? From a furious owner!

We have had it with Worldmark by Wyndham! We expect to be released from our fraudulently obtained contract NOW! To date, we have corresponded with them at least a dozen times. We have presented them with the deceptive sales practices and the completely fraudulent actions of the Las Vegas Sales Team. We requested the cancellation of our contract in writing and all they have done is use stall tactics, claiming they are investigating the situation. We've had to open disputes with the credit bureaus because TWO different credit cards were opened without our knowledge. One was with Barclay's which they used to secure monies to "close the deal". In fact, Barclays sent us a letter stating they conducted an investigation and told us we were not responsible for the fraudulent activity and closed the account. However, a few weeks later, they sent us another letter claiming that Worldmark has provided them with proof it was not a fraudulent transaction and we owe the money. We now believe that Barclays is in collusion with Worldmark. They are actively trying to get us on the phone to talk. Forget it! We already fell for this once. They are masters of manipulation and lies are clearly common business practices.
Over the course of the five plus hour presentation, we were told by the 4-5 salespeople (among other lies) that we could exit the timeshare contract at any time. Yet, that is not in the contract. What we did discover in the contract was a 5-calendar day rescission period as outlined by Nevada Law. The "real estate agent" in charge of reviewing the contract, to "protect us", did NOT point this out and turned out to be Worldmark management. She took 15 minutes to go over a 51-page contract. This has been a nightmare based on the lack of urgency, empathy, or follow-up from Worldmark. As if your current count of 1,163 complaints over the last 3 years and the 1-star average rating is a testament to your lack of integrity. Step up to the plate and CANCEL OUR CONTRACT!

World Mark by Wyndham should be shut down. They are thief's that promise you what you do you want to hear but deliver on nothing. My personal experience is signing up for package that you can use for up to two years. After investing over $2,000 for the package involving points I used about half of it before Covid hit. A year later while the pandemic is winding down due to vaccinations I try to book the rest of my vacation packages with the points raining and was told by Wyndham that the plan expired. Although I pleaded with them to reinstate the plan because of covid they refused to hear anything that I had to say. I researched the company and learned they are rated as a 1 star out of 5. They should be shut down as a zero star. Do not do business with World Mark by Wyndham! Don't become another victim.

So I called yesterday and asked to speak to a supervisor and was transferred to Owner Services. I explained everything. How the renovations were supposed to be complete and are not. How the GM told me to have the owner change the contract into my name back in October - we check in on December 23. How I misinterpreted his advice as do this now and that I asked the owner to do this now. And guess what? She said if the owner calls in they will offer a one time exception to the $99 fee. She said she needs to access the owner's account to verify a few things. And to make sure there has never been given a one time exception. I clarified that the exception would be based on my situation and not her and she agreed even if the owner was given a one time exception it would not be based on that but instead my situation. Not bad huh guys see what persistence can do? Have not heard back from owner yet she probably isn't excited about calling but hopefully she will.

So i got the owner on a 3 way call and we got connected with Carrie from Owner Relations and she found Rhayla to confirm my information and today Rhayla denied saying she would offer a one time exception to the $99 fee. I asked if we could listen to the recording from yesterday and she wouldn't allow it. So forget policy now we are talking poor character and people plain lying. Yuck!

We have been happy WorldMark members for nearly 20 years, but after today I wish I could cancel the whole thing. We booked a resort for our daughter and her family and used our free guest pass. An hour later a change of dates had to be made and we were required to pay $99 more. Unfortunately our daughter's family could not all coordinate those dates, so we had to cancel that one too. It was during that 2nd cancelation that I saw that the guest fees were nonrefundable. There was no where prior to booking that you were told that those fees would not be returned. I called the help desk, and amazingly got through in record time, and all she could tell me was that the website says the guest passes and fees are nonrefundable. I asked her why that policy was in place and she actually said, "It's because the website says so." Who is actually working for this company? That is the dumbest answer I have ever heard and it tells me they have seriously gone down hill. I will never recommend WorldMark to family or friends. If I could easily sell mine I would. They stole nearly $200 from us this afternoon and actually think I will go happily along my merry way just because the website says so. Give me a break!

This company led me to believe all my travel dreams would be answered. I signed up in November 2019, and Its February. I have yet to be able to use it. The Monthly dues come out at different times, even though they are supposed to come out on the 20th.
In January, i signed up for a promotion, and use a credit card (calling this credit card #1), if I paid an extra $15, I would be upgraded to a 2 bedroom, and get an 11,000 credit. AND I WOUDNT HAVE TO PAY FOR FEBRUARY! I happily agreed BUT this is when they also asked me to sign up for a credit card (#1). Everything up until this point was automatically drafted from my bank. I have nothing to build my credit, because I am lucky enough to have things paid off so i thought this would be a good adult decision. I WAS WRONG. My credit when I started was over 700, now its 500... You see when I signed up in November, they asked to run my credit IN CASE* i wanted the credit card then, I gave them my social (I know i know) and when they came back i told them NO! I DON'T WANT THE CARD! Here is my debit card, i will be making monthly payments. SOMEWHERE IN THAT THEY DECIDED TO OPEN A CREDIT CARD(calling this #2), WITHOUT MY CONSENT! I now have a $6000 limit card, which i have never seen, nor do I know the account number, or even have access too. They bank keeps calling, I have only received 1 letter telling me i am 3 months late, from January... THIS DOESN'T ADD UP!
Lets add to this list of complaints. When i agreed to the promotional credit card (#1) this is when my social security number was released and i now have credit fraud. Someone leaked my SS#. They are the only company to have my SS#!
I have called them about every other day for a month and a half. I have been transferred from their "owner care" to "financial/title loan" every time. Nobody will answer my questions. I have been told that Its in the contract on the flash drive and I signed for it. HOW CONVENIENT THAT ITS NOT IN THE FLASH DRIVE, AND THEY WONT SEND ME THE CONTRACT. They say that cant email it to me, even though it is scanned, and I have to wait 2 weeks now. I have been given at least 20 different numbers, and i have a list of names and every dept. i was transferred too! (also, they don't have the upgraded promotional contract)
Remember when i said i wouldn't have to pay for February? Yeah my normal payments are $87 for installment, and $380 monthly. They charged me for February $473.44. And there is no reason why, even online it said next payment not due till March. I have asked for a Refund and they told me NO! Said that they don't know why it did that but basically since i was going to pay in March, they wouldnt charge me the, and wed switch months... UH NOOOOO! I want my money back.
Every time i call I talk for hours, its literally all i do when i get home from my job as a Teacher. They call at the most inconvenient hours, and I have told them I would call when i get home. One lady actually had the nerve to tell me "If this is such a pressing issue, you'd think youd make time to talk". I have never had such rude costumer service!

I have talked to Lawyers, they cant do anything without seeing the contract. I have talked to Timeshare cancelation places, pretty easy for them to be located all around Orlando, near the Wyndham Headquarters.
I cannot sell my timeshare, Because its so new, i still have to make payments while its listed. It could be over a year before it sells because nobody wants to pay $20k.

So I just called Wyndham to get a problem resolved and was told by a Wyndham representative that two different sales reps told me the same lie, two different times in two different states. To me, what is now a "lie" was policy when we were "lied" to. The rep I just spoke to said that even though we were told a lie multiple times, they no longer will honor what was lied to me like they did in the past. When I asked to speak to someone at a higher level, the Rep told me that there was nobody in the company above him - do you think I was talking Stephen P. Holmes, the CEO at Wyndham on a Sunday after noon? No. This was another Lie.

There are other situations that happened that did not work out the way the sales team presented it, so now - I really am sorry that I invested my vacations in Wyndham.

We signed a contract with them and paid over $3000 for a weeks vacation at one of their resorts. They were trying to sign us up for a timeshare, and we couldn't at that time. They told us they had an alternate plan that allows us to try it for about $3000. If we liked it, we could convert over to the full timeshare, and our money would be applied to it. They did specifically state that we had to decide within 2 years whether or not to convert. We specifcally asked the guy "What if we can't use the vacation in the next two years' - his response was "If you pay the money, we owe you that one week. That's yours. But you won't be able to convert, and you won't ever be able to buy a Wyndham timeshare".

Fast foward two year - we can't use the vacation. The salesman lied to us. When I filed a complaint with the Better Busines Bureau, their representation a "Judd Edwards" told me that it doesn't matter what the salesman promised, it isn't in the contract so they don't care and won't do a thing about it. He half admitted that they know that their salespeople lie to people, but it doesn't matter since we signed the contract.

We went to a free breakfast & listened to the sales pitch for "free" show tickets. Nothing is free! World Mark by Wyndham used our personal information to companies for "prescreened credit offers" This is a 5 YEAR deal. Their BS started coming in the mail before we got home from vacation. Now we have to opt out of the BS they signed us up for. They never disclosed what they were doing with our drivers license and credit card that we were forced to show before the presentation.
