I am an owner of a beautiful condo in the Key Largo. After 3 months not one rental. And getting help was useless. The first property manager that I had no longer worked there. Then the new property manager would never return any calls. I had to email Vacasa sales for help. I went to stay at my condo and the door code didn't work and no one was available for help and no return calls. However, after several months of no rentals and no income, my neighbor called me that he noticed a couple going in and out my unit. I sent a friend of mine to my unit and saw the couple in the home and the bed was slept in. According to my neighbors this same couple was there during the memorial weekend. Also, my unit might have been rented and the property who knows was renting my unit himself and making money. I don't live in FL and not there to keep an eye out. Regardless, when I called to complain that I was going to call the police to file a complaint of trespassing and squatting the property manager called me and gave me excuses for not doing his job or following up. I immediately emailed Vacasa to terminate the contract and will seek legal advice for trespassing, squatting, and theft of my rental income. My experience with Vacasa is terrible. I recommend using a local realtor.
They do not post honest reviews about their bad business practices.
They asked me to review 3x's about the unit and my vacation.
I did. They still haven't posted it after a week.
I emailed them and asked why was my honest review not posted---they have yet to respond.
I will definitely look elsewhere when I want to go away next time

Our rental in Sedona, That 70's House, was awful. Toilet clogged, master bath sink clogged up, screen door laying on the patio, blinds pulled off the wall, blinds ripped in kitchen, ceiling light covers a different color and broken, barbeque broken and patios never cleaned off. We called Vacasa 7 times in 3 days and were told " we're sorry and our team manager in Sedona will call you ASAP, NEVER did in 3 days. Vacasa takes your money and I found out that if you want to fight this with your credit card company you must leave the first night. How can you leave if you think Vacasa will follow thru on the issues which they had no intention of doing. Vacasa knows this and does nothing regarding maintenance or trying to resolve the issues. I wish I looked up Vacasa before we rented this. NEVER USE VACASA. This house was run down and didn't have any maintenance in months. Below are just a few pictures of the house. AGAIN NEVER USE VACASA!
We stayed at Blue Skies Resort in Willow City, Texas. Arrived to the camper, door open, screen door torn, and the camper was full of bugs. We taped it up with a trash bag (looked pretty ghetto), and sent pictures the same night with the reply "glad you were able to fix it". The same night the kitchen sink stopped up, and stayed that way for 3 of our 4 night stay. Smelled horrible! Finally got someone to respond and tell us what WE needed to do to fix the issue. Extremely disappointed they had no one to come fix the issue for 3 days. We just kept getting automated replies up until the last day. Said they would compensate us for our trouble, but of course, have not. Extremely disappointed, and wish I was able to write a review on the actual site, but of course you can't. Would not recommend due to maintenance not being available.
Vacasa Emarald Resort Panama City Beach. When we first arrived we were given the wrong code to get into the parking deck. After 30 mins finally was able to get the correct one. By the second day entire family was sick with stomach cramps and all that followed. Couldn't figure out why we were sick 3 day got up to cook breakfast and roaches were crawling all over the store. I reached out multiple times and the just kept saying they were working on it. REALLY? I THINK WE ARE SICK FROM THE ROACH INFESTATION! WOULD NOT RECOMMEND! VACASA STAFF HORRIBLE THEY HUNG UP AFTER WE CALLED BACK AFTER HOURS OF NOTHING ITS HAS NOW BEEN 4 HOURS AND NOTHING. MY HUSBAND HAD TO GO GRT BREAKFAST AS I DONT FEEL IT IS SAFE TO EVEN COOK IN HERE.
Stayed at Cannon Beach Vacasa townhomes from April 22,2023 to April 24th. We tried to check in early but it wasn't an option. Checked in late at 415 and the cleaner was still there. I am a professional cleaner with a business. So I was checking their work.There was dog hair, no sweeping no mopping. Human hair on everything including the floor. It smelled musty. We slept on towels. I had to go to SeaSide just to buy cleaning products. I asked for the laundry door code and they gave me wrong ones. The next day maintenance man came into the townhouse while we were out to take our log in the fireplace because we couldn't use the fire place. No one told us he was going in. And we have a 14 year old daughter. Unsafe. We disputed 300 out of our 500 dollar stay because of all the inconvenience. Instead they tried to refund me only 100. Which was 50 less than a nightly rate. Than tried to refund 150 more after disputing with Airbnb. To a card that I didn't have anymore because it broke and I had to replace it. Today found out that they ran a refund for only 200 dollars. So now I ended up with a negative balance of 100 dollars. I have an autoimmune disease, HLA B7 Ankylosing Spondylitis. I ended up with a flare up, which calcifies my bones every time I get one. Also with a facial rash. And an allergic reaction to the dog hair. I sent in my medical records just to prove I wasn't lying with pictures of my facial disfigurement. They don't care about anyone but themselves. If you are health compromised stay somewhere clean and well established. Stay away from Vacasa. They don't know how to manage a lot of their properties. And they over charge.
We had issues with changing the dates where they told us they were changed and had I not checked before we were supposed to leave they would have stolen our money. They acted like the dates had changed but in the end they had not changed. Then when we got to the house getting in was a mission. We got there late and had to wait an extra hour to get in since there was no key in the lockbox and no response via text or phone. Then there were cockroaches in the house and German roaches in the washing machine. It was disgusting. The comforters were dirty and there weren't enough towels for everyone. There were no trash receptacles. The pool was dirty filled with bugs and the pool robot was left in the water. The place was horrible and if I could give zero stars I would.
Welcome to Tides End where you're instantly greeted by a family of daddy long legs when you walk in through the main door. Proceed to the first bedroom where you can put your stuff on a very wobbly desk that may or may not break as soon as something is set on it. Proceed to the master bedroom where you can find empty pop bottles under the bed. Continue on into the bathroom to find enough pubic hair around the shower to make a grown man's toupee. Next up, the other full bathroom where there's a nice year round Halloween decoration of spider webs hanging above the toilet seat. If you don't like white towels, no worries! Simply spill some water on the ground and wipe it up with a towel and it will instantly change to another color like magic! Continue upstairs where you can designate a dishwasher as the dishwashers seal is no longer on and not able to be used! After trying to navigate the dust and cleaning, relax by the tv that may or may not work due to the internet not working. You can also grab a quick snack between the couch cushions. You get a nice reply of no reply when texting and advising the internet doesn't work! Want to relax and look out the windows? You'll have a nice lookout of fogged up windows due to broken seals! Want to continue to relax outside? Relax on the nice wooden bench that is split in the middle and being held up by bricks! Definitely recommend this place if you want to hang out with spiders, cob webs, dust, and dirty floors! And if the cleaning isn't up to your satisfaction, the cleaning lady will come back but at the worst time possible and when asked to come back at another time, nothing happens.
Also, don't anticipate a refund check to come on time. We were refunded our cleaning fee and we're told 6-8 weeks for it to arrive by mail. 8+ weeks later and still no check.
My family stayed at a Vacasa rental in Corpus Christi Texas in May of 2023 and had some some minor complaints about lack of amenities (toilet paper was nonexistent when we arrived) and a dangerous situation where there was a 1" difference between the entry from the garage to the house which caused a trip hazard as it wasn't immediately noticeable until you tripped or stubbed your toe on it. I left an honest review on their website about our experience and now that property, which had several reviews when we booked, now has no reviews shown and is listed as "new" on their site with no reviews yet. They did not just not post my review, they deleted the others and falsely listed it as a new rental property.
My husband and I just stayed at a lovely little beach cottage in San Diego. Everything seemed to go fine until the frig stopped working and I requested a late check out. When they responded the answers were curt and rather rude. Not only did they say I could not have a late check out, but the check out time they gave me was an hour before the in-room guest information binder indicated. When I texted them with a picture of the checkout time indicated in the binder, they simply repeated the earlier check out time. I finally realized that I was talking to AI versus a human. When I finally was able to make contact with a human it sounded like it was a service center in India and experienced no empathy for our situation. Didn't seemed concerned about the frig issues either. The experience with them really took away from our holiday experience. If you are renting your property to vacationers, please stay away from Vacasa and instead hire a property manager who will make your guests feel welcome and taken care of on vacation. My husband and I will avoid this company at all costs in the future.
I booked my room through Vacasa for the Sundestin in Florida weeks before my trip. I arrived and was told you had to be 25 to book through Vacasa. We were told we could not stay there, and were left on the curb with nowhere to go. I talked to multiple employees for Vacasa and was told that there was nothing they could do, and that in the confirmation email it advised that you had to be 25. They sent me this email 6 hours before we arrived which would mean we were on the airplane there at that point. They also made me pay for the room way before telling me this or sending an email saying that we had to be 25. They were unpleasant to speak to and not accommodating or helpful what so ever. We sat on the curb outside the resort for 3 hours, before someone decided that if we found someone that was over 25 we could possibly stay. After about 5 hours they worked something out for us, which was extremely complicating and inconvenient. When we were finally able to get into the room, it was not very nice. Everything was very outdated, the shower was broken, and there were stains all over the couch which left us with nowhere to even sit when we were inside unless we were in the bed. When booking our reservation, we were told since our flight did not leave until 7pm on our last day there, that they would probably extend the checkout time. I called to confirm on our last day, and was told they would not do it. Therefore, we had to be checked out by 10 am and had to take all of our luggage and belongings to the beach with us, and everywhere else we went the entirety of the day. Overall, I was not pleased with Vacasa AT ALL, and I am not a hard person to please. It was also way over priced for looks of the room, and all the inconvenience that came with it. Vacation is supposed to be a relaxing time off, and Vacasa made it just the opposite of that. I will never be renting through Vacasa, again and would suggest to anyone else not to either. 25 or not, the way we were treated was unacceptable, and the employees had no hospitality.
We rented a home in NC that we have been renting for the past 20 years from another agency. This year said agency had Vacasa take over their rentals after we already booked it through them. We arrived and noticed right away the main floor AC unit was not working properly (which most of the bedrooms were located on this floor). We called the "help" phone number right away and were told someone local would be in touch. After four phone calls and speaking to 5 different people throughout the week, we still did not have anyone contact us. We saw several Vacasa vehicles go by our rental during the week, but no contact with anyone. The last employee we spoke to who was local, told us that there had not been any progress on our ticket and that he would personally be by the next day, and that we would be getting some kind of reimbursement. Needless to say, that NEVER happened and we still haven't heard a word from Vacasa on this matter. Since this seems to be this company's MO, maybe there should be a class action suit brought against them.
This is my first year renting my property with Vacasa. Initially they were very helpful and responsive. Now it's getting closer to rental time and I can't get anyone to return my calls. They've charged me $869 in unexplained fees and I can't get details on when they're dropping off linens, cleaning, etc. If they don't turn around their service, I'll never use them again.
The lock will not work on my condominium door. To leave we either have to go 18 floors down get someone to come back with the key and let us inside every EVERYtime we wanna come in our door. And I was told by someone that worked at the desk that they knew that this lock was bad. They should've never rented this condo. And I wish I'd thought about it and realized things and check the reviews before I rented this, but I didn't my mistake. There's no phone number absolutely no phone number to get in Touch with the desk we're on the 18th floor we come up we can't get in. We have to go all the way back down to the first floor. Wait for somebody to help us tell him yeah we tried our code 15 times and it won't work and then they come up with a key and let us in. And you wonder why I am furious?
Reserved an apartment on the beach and tried to add a night. After 5 phone calls, we were given wrong information and claimed nothing was available and then told there was. We inadvertently double booked because of their misinformation. They refused to correct the mistake. I don't recommend renting through vacasa. Avoid them at all costs!
It's Monday, May 23,2023…10pm. We checked into our Vacasa vacation rental at 3309 Topsail Dunes, NC on Saturday and reported the air conditioning wasn't working! It's still not fixed! Numerous texts! NOTHING from local maintenance! Not acceptable! Will NEVER rent a Vacasa residence again!
I'm not surprised reading the poor reviews. We stayed at a condo at The Homestead in April, which we found on VRBO but the property manager was VACASA. We enjoyed our stay, but were completely disappointed by the customer service, have attempted to write a fair/honest review on their site, and they aren't publishing it. Warning to anyone using this company! They were never at their local office, weren't able to answer any questions, falsely advertised that the condo was a part of a "resort" (the Homestead) and offered no help or refund, when one week before arrival, we learned we couldn't use any resort amenities. Furthermore, the resort seems to have an issue with VACASA and won't offer any help to their renters whatsoever (even when we asked the "welcome center" where our beachfront unit was located). When we first arrived, a neighbor had to help us gain entry with the key box, which was placed on a bedroom door (not the front door). The house wasn't clean - trash under the table, under the couch, etc. And we wanted to extend our stay (weather got nice and it was beachfront) but couldn't get a clear answer on the cost (3 answers from headquarters, no help locally), so we left.
Don't rent from this company, and if you're a property owner, think twice before hiring them to manage your rental. For all of the fees they charge, they are doing a disservice to both renters and owners, and are doing a poor job managing properties.
Website inaccurate. Information confirmed by phone was inaccurate. And the phone customer service is the pits. Is practically torture. Takes crazy long. I spent literally hours confirming that the kitchen would have certain items my daughter (rental was for her) would need. And then it turned out there wasn't even a kitchen. It is very hard to understand the representatives; the connection is bad and all the phone reps I spoke with had strong accents. They can't or won't answer simple questions without a ton of info from the customer, including in one case repeatedly asking for a reference number I didn't have. Not that it matters because you can't rely on their answers anyway.
This location was not as pictured. There was no view or access to the ocean. The floors were filthy & the balcony it did have, was covered in cob webs. After contacting the company, they suggested having a new cleaner come in the morning & were unwilling to help with any concerns. We did not end up staying here. Although it took 3 additional hours after being 10 hours from home, we were able to find an accommodating place. The next day, management canceled our reservation & refunded the cost of the stay. I highly suggest speaking to someone before booking at any of these facilities. It was an extreme let down!
Answer: It's a monster scam. Avoid at all costs. I've rented several properties that ended up going through Vacasa - despite my best efforts to avoid them. You can't find out that it's Vacasa until after they have your money. It's a criminal enterprise.
