Do not rent from this company! They are liars and deceitful I was set to move into a property located at 2443 double tree in acworth ga on July 15 I did a surprise drop in on the house Leo gave me the code weeks prior so I still had the code upon arriving at the property it was cute on the outside however once me and my children entered into the home it had a weird smell so I was thinking maybe it's just from being empty and hot they as I walk to the lower level over 10 or more dead cockroaches everywhere which let me know it was a pest problem and more than likely the smell was from chemical pesticide bombs I refused to move in and Leo lied and stated the maintenance man Anthony only seen one waterbug which is a huge lie beware honey are out to deceive tenants and get you trapped in lease with horrible conditions the home may look nice on the outside but check the underlying problems because this company will hide them always do unannounced visits

This company does nothing but scam you out of money upon move out and doesn't fix anything. When living in their house in Acworth, we had a problem with rodents in the home. Pest control came out as it was our responsibility to pay for pest control. However, the pest control person stated that there was attic gaps in the attic to which needed to be fixed before he could treat for the pests. I relayed this information to Title One Management in which they fix one large attic gap in the front of the home to which we had a family of raccoons living in our attic, however they did not fix the smaller gaps in the back which caused mice and rats to get into our home. We also had a major septic issue in our home to which septic gas was leaking inside of our home making it very toxic to my elderly mother in my toddler child. We had septic Weiss running into our backyard and into the neighbors yard. It took them an average of a months to fix this. Also, before we moved out our air conditioning went out. They sent someone out to the home a total of three times and they were unable to fix our AC unit. The AC unit person would call me and ask me to try things over the phone in order to fix the unit all of which failed. When we moved out the air-conditioning was still not working. And keep in mind I had an elderly mother who is in her 60s with Alzheimer's as well as the toddler child in the home. Temperatures in the home reached up to the high 80s and they would still not fix the home. This company is taking us to court and trying to sue us in which we are going to court for this tomorrow and I plan to present every piece of evidence I have against this company. If you are smart do not rent from these people. They are extremely rude they do not fix anything and they will not help you and they will turn around and nickel and dime you for everything you've got. And don't be surprised if they try to take you to court after.

A close friend of mine rents a home in Atlanta with Title One Management and earlier this week on Monday April 1st she suffered a brain aneurysm and had to be rushed to the hospital for emergency surgery. Her neurosurgeon has kept her in a coma due to severe swelling in her brain tissue, but I was informed this morning that she is out of the coma and is doing well so far today and will be going home very soon.

In the meantime, I have been trying to assist with managing things for her until she can get back to it herself and since we already are aware of her diagnosis and she has an upcoming scheduled surgery to repair them, she gave me an emergency plan in case something like this happened.

My incapacitated friend also told me that she made sure Title One Management was fully aware of these issues over 6 months ago when she first received her diagnosis and did not think I would run into any problems with them if I ever needed to try to work with them on her behalf. Little did she know the reality...

I contacted Title One Management, along with GA Power, Gas South, her cell phone company, her car insurance company, etc., as soon as I could on Tuesday and left word about her situation and provided my contact information, yet I never received a response all week from this "management" team.

I was able to check her email account yesterday on April 5th to ensure I hadn't missed anything in the chaos of the week and found a message from the Title One Management team threatening her that they were going to take legal action against her because they had not received her April rent payment and would be filing documents on Monday if payment was not received by 9:00 am:

I wrote to Chelsea B. And team and repeated everything I had already told them on Tuesday, however this time I was very upset about the way they were treating my friend when she has been unable to even communicate and I asked them to remove the exorbitant amount of late fees BECAUSE THEY DID NOT RECEIVE HER PAYMENT IN FULL BY 5:00 PM ON APRIL 1ST, when she was having emergency surgery, (approximately $500 by Monday, it was $260 on Wednesday).

I asked them not to take legal action, and I also told them AGAIN that her Power of Attorney who can manage her finances will be back in town from camping with his children for Spring Break this past week will be back in town this weekend and will most likely make her payment by Sunday evening.

We are talking 4 days late here! And she has been in the hospital in a COMA! And they are completely aware of this!

I received a response from Chelsea, along with Jessica, stating that although they are so sorry that she, along with her family and friends, has been going through such an incredibly difficult time over this past week, Title One Management is unable to "PLAY FAVORITES" and must enforce their policy of late payments IF RENT IS NOT PAID IN FULL BY 5:00 PM ON THE FIRST OF EACH MONTH.

She also said Title One Management will continue to take LEGAL ACTION but graciously offered "if rent is not paid in full on Monday, April 8th, by 5:00 PM rather than by 9:00 AM.

Wow. Unbelievable. Engage with this company at your own risk!

TITLE ONE MANAGEMENT IS IN IT FOR THE MONEY. THEY DON'T CARE ABOUT PEOPLE. WE WENT TO COURT AND ONLY ORDER THEY RESPONDED TO WAS FOR ME TO VACATE THE PREMISES. THE MOVE OUT LETTER WAS COMPLETELY BOGUS THEY LIED ABOUT SO MUCH. BEWARE DO NOT RENT FROM THEM. THEY ARE THE WORST. * I SUFFERED FROM 2 GAS LEAKS WITHIN 3 MONTHS. THEY DIDN'T CARE. I ENDED UP IN THE HOSPITAL BECAUSE OF ALL THE STRESS THEY PUT ON ME. THEY ARE A BUNCH OF DEMONS THAT NEED TO BE STOPPED.
