“Poor Pre-Purchase House Inspection Report”

Due to a less than detailed pre-purchase inspection report by Quigley Inspection Services, I recently incurred a $2.5K fix of my home's hot water system. Quigley missed that the system had been installed without a permit, was installed without the proper venting, the unit and wiring installations didn't meet Pinellas County code, and because of the improper venting the hot water would disappear in 2 minutes. They are denying their error and won't work on a fair settlement of the cost I incurred which would have been the responsibility of the home seller if Quigley had done a proper inspection and provided me with a detailed report. It should be noted by all that Quigley's team has repeatedly used the word "opinion" in their replies to my initial complaint. I want to warn people that Quigley uses this term quite frequently to avoid making a committed statement one way or another about their reviews. As someone who was in the process of buying the most expensive house I've ever purchased, I relied on Quigley to give me a DETAILED inspection report. What do I mean by this? What I mean is I expected the following: 1) Tell me WHAT is wrong, 2) Tell me WHY it's not right, 3) Tell me WHAT WILL HAPPEN if the problem's not fixed, 4) Tell me HOW it should be fixed, and 5) This is an IMPORTANT ISSUE THAT SHOULD BE FIXED BY THE SELLER OR USED AS A NEGOTIATION POINT. Instead, they delivered a SUMMARY with "opinions" that carried no meat. ****, I could have found a handyman at Home Depot to walk through my house and basically say, "Hmm, that doesn't look normal, you might want to have someone else come in here to look at that... but don't ask me why." Quigley has offered to refund the money I paid for the inspection... I consider this to be an offer to buy my silence. I believe in "Paying It Forward", and feel that it would be a better public service to warn other prospective buyers, and realtors who give referrals to inspection services, to avoid using Quigley. If a DETAILED AND TRULY INFORMATIVE inspection report is needed, please spend time researching your options and look at true reviews of the companies. BIG THUMBS DOWN to Quigley. Please avoid recommending Quigley Inspection Services if you are a realtor, and I highly recommend you not hire them if you need a home inspection.
