The message I received from Quicken Loans was that we will not give you any information on loans unless you give us all your personal information. No, we will not tell you how VA loans work, how a second mortgage might be leveraged, down payments for top tier credit scores, etc. I highly recommend going with a local lender (e.g. Credit union) as they have no incentive to provide good customer service due to their size and control of the market.

Who advertises market rate interest, then after you've given them your confidential financial and personal information, finally discloses the truth which is they charge 3-4 points for a loan, thereby making the loan double the cost, and when you say 'no thanks', they refuse to delete your private, confidential information, selling it to identity thieves. Quicken Loans violates federal and state laws everywhere. They don't bother to get licensing in the states where they advertise. The location of their offices are a secret. They also claim 24/7 service, but you sit on a phone for 3.5 hours before anyone answers the phone when you need help. The law requires they delete your personal information, but they refuse to do that. Law breakers. Thieves. Scam Artists. They literally lied over and over.

Do not work with Quicken Loans ever. They lie and their rates are not market.

After finally getting the facts, couldn't use any of their products. They claim J.D. Powers has made them #1, but if that is so, and I couldn't get proof of that from J.D. Powers, then J.D. Powers is worthless.

I first contacted quicken loans eight years ago and was told they can get me a 1.9 percent loan since my credit Wes so impeccable and I didn't owe anyone anything, and it was going to be a 10 year loan, but when it was said and done it was a 11 year loan for 3.4 percent, I did the math and they ripped me off for about 12,000 dollars and every year the loan gets more expensive so I had to pool all my money and pay this loan off asap! After owning the house for 21 years my payoff was still 53,000. I bought the house in 94 for 85,000. Someone needs to stop quicken loans!

It took me 5 calls over 2 weeks to get an answer to 1 question, after receiving 5 different responses. Seems if a borrower files for BK PROTECTION (Mine was strictly due to Covid) Quicken refuses to update any loan information to any of the credit bureaus. I never missed any mortgage payments and all payments were on time, some as much as 3 weeks early and my home was not part of my BK. Seems like I'm locked in to Quicken whether I like it or not so their the only ones with access to my conventional loan and payments.

I'll figure a way around this, but beware!

HORRIBLE! Quicken Loans screwed up EVERYTHING! The most egregious issue is they collected funds that were to be held in escrow for taxes but failed to pay the taxes. I found out when I received a notice of delinquency and that's when Quicken told me they reduced my closing costs and I was supposed to pay my taxes directly. They said "sorry" for NOT telling me this and for having to increase my monthly payments by $257 to make up the shortage. Fortunately, I can shift some things to make the payment but what if, like many people, I couldn't afford it? Absolutely SHAMEFUL!

Terrible. Delayed our closing because they didn't get all the paperwork done in time. They kept asking for more paperwork and our closing was delayed then we had to pay for storage units, extra moving expenses, hotels, etc. And they said they would cover this and then didn't. I will never use them again. They also delayed another friend of mine by doing the same thing. Then when they finally called back about reimbursing us they wouldn't cover what they said they would and now we're out over $1,000 because they screwed up. Then they have our address on file incorrectly, but can send a bill in the mail to the correct address. Terrible organization and unprofessional company to work with. Would not recommend.

Horrible experience. Very bureaucratic process.
I have refinanced several properties in the past 10 years, but never had such a miserable experience as with Quicken Loans.
I'm refinancing 2 properties with Quicken Loans and 65 days into it and they still have not closed.
Let me preface that there are no credit issues and plenty of equity in these properties. They seems to be looking for excuses not to approve loans: A building with 8 units all covered by the same HOA insurance - Quicken Loans says the insurance is not adequate, however, 3 units just closed their refinance app 1 week before me (same HOA). Also, according to Quicken Loans I cannot even purchase my own insurance coverage. - The HOA has to buy it, so I cannot do anything about it.
When I asked to speak to the underwriter to get an explanation, they said the underwriter cannot take any calls.

I'm going to post an update each day to tell the rest of this story but here is where my refinancing stands today.
10/14/2020
It started with Rocket Mortgage a Quicken Company in June 2020. Here it is October 14 2020 and still not closed.
Refinancing 2 properties with loan to value at about 30% each which any bank would want to see. My credit last I checked was over 800 and I have a net worth in the millions in cash and other properties. Through the months there has been numerous requests for additional documents after the initial data download with a couple being repeated because some of the documents went past 90 days and i had to provide updated documents. I was told last month I was in the highest priority... whatever that means. We'll see what tomorrow brings...

Rocket Mortgage has been the worst experience I ever had to deal with and the customer service is horrible. I had a pre approval and loan commitment. Rocket Mortgage changed the terms and conditions. Had the appraiser come back twice and we eventually told the buyer to pay cash for the home or we would pull the deal. This is the worst company to use

Went with quicken over another bank that offered the same rates. What a mistake that was. They immediately sold the loan within 3 months. Had to set up auto pay again. They didn't notify me that it got sold. So I ended up getting late fees and having to spend hours on the phone getting the payments that went to quicken resolved. Then they never sent me my tax statements at the end of the year. Had to spend another hour on the phone with them to get that. I've now had my loan sold for the fourth time in two years. So I'm going to have to deal with this again. To make a long story short go with a regular bank that will keep the loan. Haven't been this annoyed in a long time

I gave them an account number, but they chose to use my old account without telling me. Now they want late fees. But I told them the account on the phone and they chose not to tell me they would use the old account. They caused the problem. Quicken loans is dishonest! I would not use Quicken loans!

I am on day 143 of my loan. The loan is for $260,000 and it appraises for $550,000.
Everything has been done including the survey, now after 140+ days I am being told that they need more documents. I have been approved 3 times then they say oh wait we need this and this.
This is not my first rodeo I have refinanced before, but Quicken loans keeps stalling hoping to find something they can change or cancel the loan. They do not do what they say and for as far as I am concerned, they are using false advertisement. I think they just bring on new clients to be able to look good for their investors.
By the way my credit score was 800+ when this all started.

We refinanced in 2020 when rates were low. An agent started harassing us in May and blew up my phone and my husbands. We are not interested in refinancing to a higher rate but somehow the agent tricked him into running both our credit reports lowering our credit scores. The deceiver agent would use the words let's do a credit review to my husband and tricked him to running a new one. I called and complained and all they could tell me was that my husband should have known better. I told them to remove our numbers and never to call us again. I can't wait to move my mortgage when the rates get better again. These people are criminals.

Get ready for a million phone calls, a million emails a day, can't spam them, can't junk folder them, can't write a review on their own website, don't even type their name into google or you will be sorry!

Watch out
When you fill out an application online everyone and their brother calls you over and over and over and over none stop. This is way to much like vultures going after meet.

Then you do call and start talking just trying to see if this is the rout you want to go. They try to get you to give your social right off the bate this lowers your score if Quicken is not the rout you want to go. I want to know my options I know my score they should just give me what it looks like are could look like but not them they just do not care they want to go right for the kill.

They say how awesome they are I do not think so at all

I should hear options first knowing if information does not come back as I stated then it could change. All this should be done before they ask for my social.

Just bad business all levels at this point

Use a burner phone &/or create "disposable" email address. I cancelled mortgage loan application & they still call 5 months later despite being told repeatedly to STOP!

I told them what I needed, cash out for remodeling and they changed the terms on the loan last minute and I ended up with almost nothing on my cash out in my refinance. I WILL NEVER DO BUSINESS WITH THEM AGAIN. They are the worst. Don't bother doing business with them.

Use a legit bank for financing.

They lied to me. You should go online and check out the complaints before you call them. I gave them my routing numbers and account numbers to make a payment, but their policy uses the numbers when you began the loan. They screwed up and did not use the numbers I gave. They should have done as instructed. I couldn't have been more clear to them. They will lie right to your face.

I don't know where to start. I applied online 7/31/2020 and uploaded all of the documentation required. On 8/3/20 I reached out to find out "what next". Received a reply that Loan Officer would be in touch. They e-mailed me and asked for my credit card (needed for when the appraisal would be ordered) and a few other odds and ends. They sent me a quote and part of the quote indicated we'd close in 4 weeks. Then they e-mailed me to upload this and that and I realized, wait, I already did all of this. They found it. This back and forth and repeat went on for 2 weeks - asking me to DocuSign things I'd already signed, submit things I'd already submitted - but I complied anyway. Resigned, resubmitted. Whatever they asked - just let's get moving, right?!? They had the appraiser contact me - scheduled to take time from work, met with him and then for over a week, I asked if the report had come back. But then, shortly after, another appraiser started calling me from the same company trying to schedule an appraisal. What? I e-mailed my contact person - got apologies - no, must have been an accidental overbooking, so sorry etc. Then I received another quote and by this point my bank statements were stale and I had to upload updates. Things went back and forth and back and forth (with you never knew who because they have lots of cooks in the kitchen!) and then on 8/27 ( after numerous (and I have them for proof) e-mails repeating that the constant calls for an appraisal were an oversight), I was told: oh, they finally found out that only the first half of the appraisal was done and they needed to come back. What? Well, 8/27 was a Thursday, the appraisal was NOT done so, clearly no one was going to close anything by 9/3/20 or 4 weeks... Well that was enough for me. I'd had it. I explained to the lady that there was way to much confusion going on on their end to make me comfortable and I was going to use someone else. Thank you. Goodbye. Now, so you have history, I have an 800 credit score, my house is valued at $1,000,000 (plus) with an outstanding mortgage balance of $107,000.00... $900,000 in equity to be clear. I have a full time job and no other debt. What's the problem? Well now the problem is, the charge for the partial appraisal is on my credit card statement and the credit card company tells me I cannot dispute the charge because I did not opt out in time. Excuse me? There was nothing to opt out of... I had nothing from these people. Quicken Loans gets an "F" in my book as does their "sub" company Loan Pronto. If you go with them, best of luck, but please note, you may join the lone wolf pack and not have a 5 star experience as most seem to have. And the cost? Lots of time, aggravation and MONEY!

You will NOT be working with a single person, its a group, and none communicate wih the other. I have one mortgage through Quicken- they did the same thing losing documents, not talking with one another within the group and waiting until the day prior to get everything together. THIS time, my husband thought it was a "fluke" that things had gone so terribly the first time and wanted to give Quicken another try. We had an offer in on a home in February, it is middle of March and the company is STILL asking for the same information we have already sent them. WORST part of all, NONE of the employees have common sense. Example: we were asked for a copy of our mortgage payments- ARE YOU KIDDING ME? Did we not say our other mortgage is through Quicken? How is it is possible that you would not have the information? My husband sent the information requested, basically copying and pasting from the QUICKEN loans account! I have now gone through three different people, all asking for different things. ALL seemingly having us start all over in the process, we aren't any closer to our closing date of April 9! This is truly one of the most incomptent companies. We have had 4 homes, all with different lenders. ITS not a fluke, Quicken is terrible!

Other than arranging for a mandatory $1,100 appraisal of my property, the closing process was fine. Some months later, Quicken flipped the mortgage to Mr. Cooper and the nightmare began. First, the loan flipped on August 1st but wasn't picked up by Mr. Cooper until August 3rd 2022. Yet, my automatic payment was CANCELLED for August 1st. I received a letter dated August 11 from Mr. Cooper directing me to their website to make payments. On the same day I received the letter, I did so and set up automatic payment. The website was bad in many ways, but I finally manually entered all the new account information which had not been prepopulated and enrolled in automatic payments. I entered the routing number, account number etc. into the system. Then Mr. Cooper CANCELLED my autopayment because it said I was behind in my payments. I couldn't establish autopay until I was current. I used their website to make a one time payment, re-entering all the banking information. I set up the payment for September 12, but Mr. Cooper changed the date to October 10! I then went to the website a third time and changed the payment again... still hasn't gone through. Four phone calls later, I still haven't got it solved. There is actually more, but, trust me, you don't want to hear it. I would never choose Rocket Mortgage again because they work with the worst. The process for informing Rocket Mortgage of this follow up was difficult... lots of phone transfers and hold time.

The responses continue to be passive and does not take actual responsibility for the rebate I asked for and was promised on my intial call.

The closing credit that the representative keeps bringing up doesn't actually reflect any type of rebate but actual compensation for an issue Rocket Mortgage created. The credit at closing was due to the horrendous handling of my entire loan and home buying process. At no point was it told to me, expressed or given to me in writing that this credit was in liue of any additional rebate that was previously promised to be at the beginning of this home buying process

The response is a lie and in no way was that credit due to anything but to cover what all they created as a horrible experience.

For the "so called" above normal credit, it was due to their above poor handling of my buying process. It was the minimum they could have done, especially since the fact they violated VA, FHA and general actual good faith that is expected from a company that is supposed to be a go to in home loans.

The so called Resolution Team remain to give blanketed statements and completely leave out what the actual closing credit ACTUALLY was for.

I remain completely unsatisfied and as I previously stated, this resolution reps completely in any way outline or give knowledge to the level of issues that this process entailed. Since NO ONE ever outlined that credit was in lieu of any additional rebates or promises. I will continue to do my best to hold Rocket Mortgage accountable for their lies, blatant incompetence and these so called Resolution Team pretending to address an actual customers complaint with detailed emails and coorespondance exist on the above between Rocket Mortgage EVER stating a closing credit was given for anything else besides the out of pocket money I paid and the horrible experience in my home buying promise.

Tip for consumers:
Don't use them, Brokers lie, get you into the process then drop you.

Out of pockets expenses tripled in the process. A non existent "VA Dept" that I was told would help navigate some things for me, I felt personally taken advantage of as a Veteran looking for home loan options.

I have heard a lot of great things of the company despite having military bankers that do the same thing. I have JUMPED through hoops with them and realized I am paying less than the %6 for home for out of state residency, but still found a way to make me pay more than what the tax assessors in my county said.
Bottom point:
If you are military and do not want to use the military banks ( that is preference but they at least understand the military background. I jumped through hoops with some things they asked for because they may have wanted extra money or not get it.), fact check them because my county tax assessor laughed me when I told them the when the have changed my taxes down and I still pay three grand more than the person in the same complex as the town home I mortgage.

Called quicken loan and talk to Sunny Beydoun to get a pre approval. Talked to Sunny on Thursday 5-13-21. Sunny said to call him back in 30 minutes with all info to get pre approve. Sunny gave me his cell phone numbers. I called back 30 minutes later, and Sunny said he is at his nephew birthday and he will call me the next day. The next day i got no call, when i reach out to him he said he call my gf, then we decide that the next morning 5/15/21 i would wake up at 7am pst to get pre approve since Sunny is in Michigan which will be 10am est for him. The next day i woke up and call Sunny at 7am pst he said he can; t give me a pre approval until 9 am pst becasue quicken loan only o pre approval after 9am. I asked Sunny if i wanted a pre approval at 8am i cannot get it? He said i can. I said i would work with a another loan originator in my time zone. Such horrible customer service

I'm a 28 year Marine Combat Veteran with Purple Heart. About two years ago I refinanced my home with Quicken Loans and one of the things I pointed out was that I wanted to pay my own Homeowners Insurance. My reason for this was, when I was in another loan the mortgage company kept telling me at the end of the year my Escrow account was short. I discussed this with a Realtor friend of mind and was told to pay my own Homeowners Insurance, this would end my Escrow shortages. I posed this to the agent I was working with when refinancing with Quicken Loan and was told that stating out I would have to let them pay my Homeowners Insurance. However, after a year I could start paying my Homeowners Insurance myself. Here it is two years later and this year the same as last year i receive a notice that my Escrow account had a shortage. After speaking with a so-called team representative about my taking over my Homeowners Insurance payment, she gives me a lot of mortgage "garbage" which basically meant that I couldn't. I see this as a Bait and Switch con game Quicken loans play with people in order to increase your mortgage payment each year. I truly HATE company like this who preys on Veterans... or prey on any one for that fact. There should be a law against mortgage company's doing this, but because of their size and money they will always win out. No one to protect the consumer. I will alert the BBB about this scam. Please, if you are a Veteran stay clear of Quicken Loans. As one reviewer said - they are not military friendly. I will do everything I can to expose them so that people will not get caught up in all their hype about being the "best" mortgage company out there. Believe me, they are "BLOOD-SUCKERS! This is a REAL review from a REAL military veteran who suffers from PTSD!
