Stay away. 3 properties put on sale with purple bricks

It is important to emphasize that:
I'm not a standard client but I'm an experienced landlord that had a letting business in central London for 15+ years.

I've trusted purplebricks to sell 3 properties in central London since 2021.

The property market in London is different from other parts of the uk. If a property is nice it sells pretty quickly. You just need to arrange the viewings with the potential buyers, show up at the appointments and be professional.

On 3 properties that have been given to purple bricks, I've managed to sell the first one in 2022 because I was still living in central London, so I was personally replying to all the enquires, doing the viewings, doing the follow ups, negotiating the price, etc.

In 2022 I moved out of London so I've met with few Purplebricks agents that have promised me that they'll carry out the viewings professionally and that I won't have to be worried about anything.

I paid the extra service of the viewings, I gave my keys to their "professional" agent and hoped for the best.

Unfortunately things went down pretty quickly for the following reasons:
- the person doing the viewings was leaving purplebricks within a couple of months, so everytime a new person was in charge of viewings without knowing the property
- my direct contact in purplebricks was constantly changing, so again everytime I had to go over again in explaining all the information about the property
- after 2 months they lost 1 set of keys. I had to replace the lock and make new copies. I opened an official complaint and only after 6 months and several emails, phone calls, threats, etc. I received some compensation for it (worthless comparing the time that I've wasted on it).
- Purplebricks went almost bankrupt and was sold for £1 on the 17th of May 2023. From that point the restructured completely the company and haven't been able to carry out a single viewings in both properties.
- both set of keys of my property have been lost
- my complaints are not answered
- my emails are ignored
- the agent that promised me to look after my property refuses to answer my email

On top of that I spoke several time with purplebricks employees that clearly have never been in London or had any experience in properties but still wanted to give me advice about my property.

The best advice was to try to sell it for 25% less of it is original value.

I declined the offer politely. Instructed another local estate agent and received an offer for my asking in price within 3 weeks.

The local estate agent managed to do what purplebricks haven't been able to do in 2 years in 3 weeks. (the properties are in zone 2 in central London, so they sell fast)

The financial damage that I've received is incredible because during this time the interest rate went up.

If I had instructed a local estate agent I would have sold the properties before for a higher price, saved a lot of time and I won't be here writing this review.

So, if you are thinking to instruct Purplebricks because you want to save some money on the agency fees, think twenty times before doing so.

Now I've to go through the ombudsman and solicitors to recover my money and this mean wasting more time however I do believe that it is important that people are aware of what purplebricks works.

Matt Leibman and Purple Bricks found our Dream home

I would like to start by saying that never did I imagine that the home purchase "process" could be so gratifying and supportive as it was thanks to the help of Matt Leibman from Purple Bricks. As you can imagine as a first-time home purchaser with my wife, you read all the horror stories about maneuvering the real estate minefield, but this was not the case. It all started by placing an email request through the Purple Bricks website on a Saturday Morning about a property we saw on their page. I remember telling my wife "don't expect to get a call back it's the weekend", as I finished the sentence my phone rang, and it said, "hi it's Matt Leibman from Purple Bricks, how can I help". He was in San Diego at a wedding and took the time to call us back and set up an appointment to view the property. At our first meeting we were still hesitant and scared, a home purchase is a huge financial commitment, but Matt again calmed our nerves by saying "don't worry you are just here to see the home, there is no rush, the right home will eventually come". With that began his support and guidance and did not stop with finding the right home for us but also guiding us through the financing process and advocating for us when our loan officer was not being responsive and clear with our interest rate. His non- overbearing, no pressure tactics were wonderful. He was honest and pointed out issues in properties that would not benefit us. Not once did I have to wait more than a few minutes to get a reply from him via text, email, phone, etc. I truly believe Matt does not sleep and if he does he probably takes power naps. He answered all my 1001 questions and was happy to answer more. We owe a lot to Matt, beyond offering him and his family an open invitation to our home and unlimited access to all our fruit trees, the least we can do is share our experience is a few words to express our gratitude and although not everything can be captured in a few words just know, what you read in this review is just a small fraction of what Matt did for us. I would not be surprise if every client of Matt had a similar story and I am sure his friendship pool has grown exponentially.
I believe that Purple Bricks is changing the real estate market by ensuring that their agents are not just highly experience but have the compassion and caring by embracing their clients as they were part of their family. I think many companies can stand to learn from this business model and hope many adopt it. If you are looking for an agent that goes beyond the business of selling you a house but instead will care for you and your family's interest as it was his then please call Matt Leibman and I promise you will be grateful you did. For my wife and I there are no words we can say to Matt Leibman and Purple Bricks for how happy we are with our home. I truly believe that we would not have found the perfect home if we had gone with someone else. So, thank you Matt Leibman for helping us find our dream home and most important for your friendship. That open invitation still stands will leave the key under the floor mat.

Stay Away From Purple Bricks

I feel very cheated. My agent, Mark Seaberg, acts new, acts like he does not have much experience, does not know/cannot explain the contract, does not act proactively to sell my house, then gets defensive when I point out what he should be doing.
I asked for a hard copy of the contract, telling my agent I could not read it online. He wanted me to wait 3 days for the hard copy, when it would have been too late to cancel. When I realized what he was doing, I cancelled and told him we would start over when I could read the contract on paper. Now I think he purposely postponed getting me a hard copy so I could not back out. Pretty slimey.
I walked him through my house, pointing out all the cool things/selling points. My agent took no notes. When he left he told me I needed to take pictures of my house for a "Coming Soon" ad. Me? Why didn't he take pictures. No notes. No pictures. What am I paying for?
Then I emailed him the list of selling points, because I wanted my house sold. And if he wasn't going to make a list, I would. He thanked me. (Very nice of him, but why do I have to do his job?)
Then the photographer came to take pictures for the official listing. I said to my agent and the photographer that, if anything needed to be moved to make it a great picture, to let me know. But my agent sat chatting with me, rather than checking on the photographer and the setting of the pictures.
When I looked at the pictures, they were good, but there were a few things that should have been moved out of the shot to make it perfect. But no one told me during the shoot.
Also I saw that there was no picture showing the shower in the master bath. The picture made it look like the bathroom only had a sink and toilet. That is unacceptable.
When I told my agent about the missing picture, he gave me all sorts of excuses, instead of solutions. He said there was a 25 picture limit. Okay, but we could easily do without the duplicates I found, freeing up plenty of space for showing my shower. And a limit of 25? I look at houses on Realtor.com every day. Some have 54 pictures. I no longer trust my agent.
When I told my agent I wanted to sit down with him in the morning to go through the pics together, he said he was too busy and he wanted to put the pics online. I said, " not until we go through to get rid of some and add the bathroom pictures that are missing." HE PUT THEM ON EVERY SITE HE COULD, AGAINST MY WISHES. CRIMINAL!
I have asked for a my contract to be voided, at no expense to myself.
You get what you pay for. In my experience, Purple Bricks is not worth the money. I made a mistake and guess I'll end up paying them $3600 for NOT selling my house, then paying another realtor, who knows how to sell, 6% to sell my house. What a scam they are pulling.

Don't buy or sell through purple bricks

Don't buy or sell a house through purple bricks. When I bought mine through them both me and the seller were totally unsatisfied. I put the offer in on the home at the end of August and their solicitor didn't properly correspond with my solicitor until November. My solicitor sent them an email on 27th September and they did not reply to him for over a month. On the 27th of October he still hadn't had a reply. I kept having to call their post sales team to ask them to get in touch with their solicitor and get them to contact mine. This was stressful for me as I was working full time. The seller told me she also had problems getting intouch with the solicitor that had been sorted out for her through purple bricks. She said she regularly left voicemails for the solicitors and they didn't reply to her so she had to keep ringing them. She said they had been really difficult to deal with. My solicitor said to me that he had to keep advising the purple bricks solicitors what to do. When they finally sent the contract for me to sign they sent it 4 times because it wasn't worded properly. My solicitor had to advise them on how to word the contract. When I bought a house in the past it went through in 7 weeks, this took over 4 months. Purple bricks made the excuse that it was due to restrictions on the property but it wasn't. They had to keep taking advice off my solicitor about how to deal with things. The purple bricks solicitor was totally incompetent. If their solicitors would have stayed in contact with my solicitor to let him know what was going on it would have been helpful. They said right at the end of the sale that the sellers had to have the bank go on and survey the property to make sure it was being sold for the right price. My solicitor said he couldn't believe they were doing this at such a late stage and that purple bricks should have made sure this happened at the start of the sale not at the end. When I wanted any help from post sales they were very difficult to get hold of and my calls kept bouncing to general enquiries. They just kept telling me to keep trying post sales. At the end of the sale the seller said she was complaining to purple bricks about her experience. She said she thought she would have been better off selling through a local agent and should have picked her own local solicitor. In future I would never buy through them again. I would buy through a reputable local agent.
