I want to thank Austin for a painless experience selling my house. When ever I had a question he was there to answer. I needed to change my close out date and he worked with me and did it. I would recommend PDX Renovations to anyone needing to sell your house fast for any reason. Austin made selling my house easy and at a fair offer. Thanks again Austin.

My wife and and we're retiring and wanting to move and enter the next chapter of our lives. We owned our home but our experience with selling our previous home was making us anxious to listing it through a real estate broker. We decided that we would just try and see what a home buyer business would be like even though we were apprehensive about it. We knew what our home was worth and the costs associated with selling a real estate broker and was aware of selling the stories related to selling a home buyer. We contacted PDX Renovations and met with Cody at our home. We were pleasantly surprised how on how we were treated. Mr. Jordan treated us with respect and did not insult us with an offer that would have been a waste of time. He was knowledgeable about the market in our area and made an offer that was not only fair but was in line that took into account costs that we would have had to make with small fixes and closing costs. We took the offer with no closing costs. We were also allowed to choose our own closing date that allowed us to move one time into our new home on the lake.

Tip for consumers:
These guys deliver on all promises.

Title: Beware of PDX Renovations: Predatory Tactics and Coercive Practices

Review:
My experience with PDX Renovations was nothing short of a nightmare. From the moment they contacted me, I felt like a target rather than a valued homeowner. Their approach was aggressive, their tactics were predatory, and their contracts were designed to trap unsuspecting sellers.

I was coerced into signing a contract without fully understanding its terms, and critical clauses were intentionally concealed until it was too late. The subsequent inspection was invasive and left me feeling violated and powerless.

Throughout the process, I felt manipulated and exploited. PDX Renovations preyed on my vulnerability, leveraging my financial struggles and mental health challenges for their own gain.

I urge anyone considering doing business with PDX Renovations to proceed with extreme caution. Their practices are unethical, their contracts are deceptive, and their treatment of homeowners is disgraceful. Stay far away from this company if you value your peace of mind and financial security.

Tip for consumers:

Selling a home can be a stressful and complex experience. Figuring out inspections, what inspections are necessary, and what is needed in legal paperwork is difficult and intimidating! This article furnishes you tackle those things and with less stress.

If you buy energy-saving items like a power meter, motion detecting lights, LED bulbs, and solar motion lights outdoors, people may be more likely to buy the house because they can save a great deal of money not having to buy those things themselves.

A home that looks inviting can seem more welcoming to any buyer. It can significantly affect how many people come inside for a tour of your showings.

If you are planning to list your home for sale soon, don't choose colors that reflect your own individual tastes. Rather, choose neutral and traditional color coordinations like eggshell, cream, or light beige.

Select your agent wisely when you want to sell or buy a home. You should know that your agent you are working with knows what they are doing. An experienced agent with good credentials will help ensure that you home is sold quickly and the entire process easier to understand.

Take any personal touches out of the stamp from your home if you just want people to go ahead and let themselves there. You can do this through removal of your family pictures and personal momentos. Buyers want to see their family in the house; this is much easier to do when your personal items are hidden from view.

Get rid of the clutter if you want potential buyers to find your home.

In a volatile real estate market, selling your home can be a daunting prospect. Make sure you take everything into consideration before entering the market or concluding the transaction. The expert advice provided in this article will definitely help to make it a much smoother process.

I do not see how this company ever got any good reviews. I wasted hours of my time on email and attempting to call which is very difficult when you have had your cell service cut off in your entire area when 3G was killed.
First I could not get a copy of the contract from them to look it over and that went on for months, then I got a new person to deal with and sent in all my photos and info again but it was all a huge waste of my time.
After sending photos and a list of most of the renovations I had done for the SECOND time to the them they obviously looked at the old photos on the internet of what it looked like when I bought it many years ago and not at the current photos.

There are good ways to invest in property, then there are many more bad ways. Read the following advice so you know how to get a good deal when purchasing real estate.

Real estate agents who make an effort to remember clients will be rewarded when those clients need to remember a real estate agent. If you call them again, they will know how much help you were when they were buying their home. Do take the opportunity to emphasize that you would consider it an honor if they would pass along your details to any of their friends who may be in need of your services.

When purchasing a house, make sure you have enough room for current and/or future children. Steep stairs or swimming pools are items to closely examine if you have children in the home. A house that was previously owned by a family with children might feature a lot of built-in safety devices.

If you're going to relocate, research the prospected neighborhood of the desired property online. There is a lot of info available on the Internet. To make certain you will have a good future in the town you are considering, be sure to do a little research on such subjects as average salaries, unemployment rates and population growth.

If a home is in need of many repairs and updates, it is likely to be sold at a greatly reduced price. Purchasing one of these lets you save money, and you can put work into the home at your pace and on your budget. You are increasing the value of your home with each improvement and have the flexibility to design it the way you want. Do not focus on what is wrong with the house; instead, focus on what is good. Your dream house could be hiding beneath some dingy carpet and outdated wallpaper.

Just because the seller chose not to accept your offer, it does not mean that you cannot find a way to compromise. So, do not lose hope yet. The seller might be convinced to cover closing costs or perhaps repair some parts of the home prior to you moving in.

Get a checklist from your realtor. Get a home buyers checklist from your real estate agent to keep track of all the tasks you need to complete when purchasing a home. Your Realtor's list will get everything done before you go to closing.

Buying a fixer upper is a great way to save money and invest wisely. You'll experience the benefit of a fast return on investment and increase in property value. Your value might well rise more than your initial investment.

You must understand well the terms used in mortgage loans before purchasing a home. Confusion can be kept to a minimum by knowing how mortgage terms impact your monthly payments, as well as the entire cost over the duration of the loan.

It is a good time to get invested in real estate. Given the burst of the housing bubble, average property value is really low. This is a perfect time for first-time home buyers to get into a home, or for current home owners to invest in a larger property. In time the market will correct itself, and the value of your investment will appreciate.

As part of an offer on a prospective property, you can always request that the seller pay a portion of your closing costs or make another type of financial concession. One common practice is to request that the seller "buy down" interest rates for one or two years. If there are financial incentives added into the offer, it's much less likely that the seller will focus on renegotiating the selling price.

So you want to find a place to purchase, but firstly you have to have a real estate agent who's qualified. Certainly, you want one that is trustworthy. You want an agent that can show a great track record of helping people find homes they want for good prices. Meet with different agents until you find one that you know will act as your advocate.

Make sure you qualify for a loan before you start looking for a home. It would be a shame to find the one home you've been looking for and then discover that you can't get a large enough loan to cover it. Securing a loan can also take a really long time, you don't want to have to deal with that at the very last minute!

If you are interested in buying part, or all, of a building for housing business operations, verify that it's located in a good area. If you open your business in a down trodden community, a large base of clientele is unlikely to happen. Seek the advice of a real estate professional regarding the best place to start your business.

When you choose a real estate agent, ask how many years they have been involved in the community you are interested in. If they haven't been on the job or in the area for that long then they won't be as up to speed on local restrictions, roads, and schools as someone else would. Look to an real estate agent who has resided there for 10 years or more.

Before you purchase a home, make your own measurements of its dimensions. Ensure that the listed size matches the public records. These numbers need to be at least 100 sq. Ft. Of one another; if they don't, reconsider the property or find the reason for the anomaly.

Take the plunge and buy that home you are dreaming of. Some will advise you not to upgrade to a larger home, but you should realize that there are those who say it's a great time to do so. Buying your dream house now could a good thing now, as the prices of homes continue to climb.

In matters of real estate, poor decisions can eventually cost you a great deal of money. You could even wind up losing the property you've purchased. However, by reading and utilizing the above tips, you can now effectively locate the best deals available. All that you need to do now is put that advice into practice.

Buying real estate can really be a risky venture, one that can take everything within you to get through; but that is only if you aren't prepared. With these tips, you can prepare yourself for any real estate search, whether you are starting online or getting a start through an agency in your area. Make sure you seek out and hire a reputable and professional real estate agent before buying or selling real estate. An agent can make all the difference in the smoothness of the transaction you have. Their expertise can be invaluable in making smart decisions during the entire process. The value of residential real estate is influenced by educational opportunities - that is, the kind of schools near a house will affect that house's price. Schools of any sort in close proximity are a plus, but the condition and reputation of the schools are also factors. Schools that parents love will boost a nearby house's value more than schools that parents consider troubled. To be safe in your next real estate purchase, you should find the best home inspector in the area. As you talk to the home inspector, ask for references to recent clients. The home inspector should be willing to provide you with several references. This inspector could find problems with the house that take thousands of dollars to fix, so this is not an area to try to save money. You should factor in living costs before you make the decision to purchase a home. For example, a home in upstate New York will require more in heating costs than a home in Arizona. Alternatively, water will cost more in Arizona than in Mississippi. Decide what's most important to you, and factor it in. When considering an older home, for yourself or as an investment, you can save a lot of time and money, by asking your favorite contractor to tag along. Your contractor can give you a rough estimate to help you determine any upgrade and repair costs, which can then help you to negotiate a buying price. This gives you the best chance of staying within your budget. One important tip when it comes to real estate is to have experts confirm the value of a home you are looking to purchase. This is important because while you may have done plenty of research on your own, you may not know everything that an expert would. It cannot hurt to make friends in the business and call upon them for assistance. Show them that you are making an effort on your own and only want their expert opinion in order to get the best response. Inspecting the property you are buying is very important. Most people only order the structural inspection of the house. In older houses it is also advisable to look for the signs of rodent infestation. This is not only an aesthetic issue. It can also cause long term health problems and clearly shows poor maintenance. If you are struggling with financing to buy a new home, be creative. There are many ways beyond the standard 30-year, 20%-down mortgage to get financing for your home. Be sure to mention to your lender if you are a first-time homebuyer, as there may be programs available to you that way, as well.If you really want to be sure of the purchase you make in real estate, you want to have the information needed to make a wise decision. With the guidance provided in this article, you can understand better what it takes to make a successful real estate purchase, and how to safeguard against common risks.
