DON'T USE APPRAISER THERESA LEICHNER FOX FROM FOXCO APPRAISAL MANASSAS VA - BEWARE - IF YOU ARE BUYING A HOME OR TRYING TO REFINANCE. IF YOU WANT TO KEEP YOUR MONEY, PLEASE DO NOT USE THE SERVICES OF THERESA LEICHNER FOX FROM FOXCO APPRAISAL SERVICES ASSOCIATED WITH M&T BANK. ASK FOR A "QUALIFIED APPRAISER FROM YOUR AREA" – YOU DO HAVE A CHOICE. IF THE BANK WILL NOT LET YOU USE A REPUTABLE APPRAISER, DON'T DO BUSINESS WITH THEM. REMEMBER, MOST LIKELY, YOU ARE PAYING FOR THIS APPRAISAL- GET YOUR MONEY'S WORTH – DON'T BE TAKEN ADVANTAGE OF. MOST APPRAISERS ARE ETHICAL BUT OCCASIONALLY, YOU FIND PEOPLE LIKE THIS, WHO ARE TOO LAZY TO DO THEIR JOBS AND JUST BASICALLY USE THE TAX ASSESSMENT VALUE WHICH IS ALMOST ALWAYS INACCURATE, ESPECIALLY IF YOU HAVE MADE THOUSANDS OF DOLLARS WORTH OF IMPROVEMENTS. HOLD THEM ACCOUNTABLE FOR THEIR ACTIONS (OR LACK THEREOF). THIS COULD SAVE YOU THOUSANDS OF DOLLARS IN REFINANCING COSTS. MAKE SURE THEY USE AN APPRAISER FROM YOUR COUNTY AND KNOWS THE AREA! AS WE EXPERIENCED WITH THERESA LEICHNER FOX FROM FOXCO APPRAISAL SERVICES, DO NOT USE AN APPRAISER WHO IS IN AND OUT IN 20 MINUTES, DOESN'T TAKE NOTES ON YOUR UPGRADES, DOES NOT HAVE A BUSINESS CARD TO GIVE YOU AND MOST IMPORTANTLY, INCAPABLE OF BUILDING A COMP FOR A CUSTOM HOME. OUR LOAN OFFICER SAID WE WERE PENALIZED BECAUSE WE HAD A CUSTOM HOME AND SHE WAS INCAPABLE OF APPRAISING IT ACCURATELY. TO PUT OUR MIND AT EASE THOUGH, HE SAID she had 10 years of experience, though, which should make everything alright – ALL RIGHT FOR THE BANK, THAT IS. HOW MUCH INFORMATION CAN YOU GATHER IN 20 MINUTES? WELL, READ FURTHER. This is how M&T Bank and THERESA LEICHNER FOX FROM FOXCO APPRAISAL SERVICES work together (FOR OUR MONEY): M&T BANK PROMISED US CERTAIN TERMS/COSTS (MUCH LOWER THAN ANYONE ELSE). THEY SENT OUT THERESA LEICHNER FOX FROM FOXCO APPRAISAL SERVICES, SPENDS TWENTY MINUTES INSIDE AND OUTSIDE OF YOUR HOME (LARGE HOME ON A COUPLE OF ACRES), DOES NOT TAKE ANY NOTES ON THOUSANDS OF DOLLARS OF UPGRADES I TRIED TO TELL HER ABOUT (SHE MUST HAVE A GOOD MEMORY), ACTS LIKE I AM INCONVENIENCING HER BY TELLING HER. THEN, SHE APPRAISED OUR HOME FOR APPROX 25% LESS THAN THE APPRAISAL WE HAD DONE EXACTLY A MONTH AGO. SHE IS MAKING M&T BANK THOUSANDS OF DOLLARS BY "LOW BALLING" OUR HOME. WELL, YOU KNOW WHERE I AM HEADING WITH THIS. DON'T THESE PEOPLE TAKE ETHICS CLASSES? OUR CLOSING COSTS CHANGED DRAMATICALLY BECAUSE OUR LOAN TO VALUE RATIO AND M&T WILL NOT BUDGE ONE INCH TO WORK WITH US. IS THIS ETHICAL? I AM IN THE PROCESS OF TRYING TO FIND OUT HOW TO FILE A COMPLAINT WITH THE COMMONWEALTH OF VA AGAINST THIS APPRAISER AND APPRAISAL COMPANY. IF THIS IS WHAT FOX CO APPRAISAL ADVOCATES - THEY SHOULD NOT BE IN BUSINESS. THEIR APPRAISER IS TOO LAZY TO DO HER JOB AND WE ARE PENALIZED. GOOD FOR M&T BANK, BAD FOR YOU AND I. HE ACTUALLY SPENT ALMOST TWO HOURS IN OUR HOME APPRAISING IT. HAVING A REAL ESTATE BACKGROUND, THIS IS MORE THE CASE THAN JUST SPENDING 20 MINUTES AND HAVING OTHER APPRAISALS TO RUN TO. SHE CAN PROBABLY SQUEEZE IN 25 APPRAISALS IN A DAY ALL OVER THE STATE OF VIRGINIA – WHO KNOWS. OUR FRIEND WHO IS ALSO REFINANCING SAID THEY HAD THE SAME KIND OF EXPERIENCE WITH HER. SHE GETS AROUND, EVEN IN THIS ECONOMY. IF YOU FEEL AN APPRAISER AND OR BANK IS UNETHICAL AND HAS TREATED YOU UNFAIRLY – DO SOMETHING – FILE COMPLAINTS / REVIEWS WHEREEVER YOU CAN.
