“Not fair and Transparent”

Very unpleasant experience while trying to buy property in a desirable Haymount neighborhood in Fayetteville, NC. Submitted a full-price offer the same day. No response on the offer. Our Coldwell agent tried to persuade us to get out of the offer. He also corrected the rental income from $1500 to $1200 and said it was a mistake. So unprofessional. It looks like they didn't want us to buy this property. And eventually offer expired. The seller and buyer agents both were from the Coldwell banker. Please stay away from them...not fair and transparent.

The seller and buyer agents both were from the Coldwell banker. Please stay away from them...not fair and transparent.

RUN from this soulless selfish man who thinks nothing of stealing ones retirement. He did nothing for me except take TWO commission on selling my house. I hired him to sell my long-held family home. He encouraged me to accept a buyer's contract for the buyer to make monthly payments and pay the rest of the mortgage due in a year, in order to upgrade and sell the house for a good price. John said this sort of thing is done all the time and was safe. I kept John apprized of all of my dealings with the buyer. At the end of the year, when the mortgage was due, the seller asked me to extend the due date a little longer, and I reluctantly agreed, to give him more time to complete and sell the house. John did not advise me that there was any danger in that, nor did he involve himself in the status of the house. A few months later, the buyer engaged John Gudebski to sell the house, again, on his behalf, without telling me, because he had run out of money. When the sale went through, I discovered that there were supposedly multiple lenders, which I knew of only one, that were ahead of me on providing the buyer funds, had extremely exorbitant interest rates, that I was not apprised of, and had received almost all of the proceeds from the house sold for the second time by John G. I lost more than $120,000, and realized less than $20,000 from the sale. John had not looked out for my interests, and had obtained two commissions for himself in the process. This loss will impact me for the rest of my life. I was retired and counted on the proceeds of my long-held house to be able to buy a retirement home comfortably. That was of course not the case with my meager proceeds. Now I live month to month in a not-so-comfortable retirement. The buyer declared bankruptcy. I would not advise potential sellers to expect involved, thoughtful assistance from John Gudebski. He could have told me to request an investigation from an appropriate agency, which I only discovered after the deadline had passed. He would have been investigated, and he obviously had something to hide. He did nothing but take money from me.

Coldwell Banker West Shell company and its realtor Courtne Brass sold me a house, where previous owner removed all the appliances(dishwasher, fridge, washer and dryer, light fixtures) that I have paid for and per our contract were supposed to be left in there. The flooring was left damaged as well. The realtor was aware that between the closing date and the day the previous owner has moved out, the previous owner fraudulently removed all the appliances.We are requesting for realtor's license to be revoked. We are filing charges with the court, as well as sending this information along with pictures and copy of the contract to the prosecutor's office.

AZMOVES.com is the website for Coldwell Banker of Oro Valley. We listed our home for a very short time with them. The listing agent overpriced our home by nearly $50,000 as was confirmed by two other Coldwell Banker agents in his office and his managing broker, Sheila Dillon. When we went to pull the listing they tried to force us to sign documents that were untrue. Just short of threatening legal and going to the real estate board they finally agreed to release the listing and even then it was like pulling teeth to get them to include the right language. We do not recommend www.azmoves.com or Coldwell Banker of Oro Valley.

I was in the process of getting transferred out of the state for the seventh PCS transfer in 16 years of my Naval Career. My family of 4 was looking to sell our home in the San Diego area and roll the equity of the house into purchasing a home at my next duty station, in the Jacksonville FL area. I looked to Coldwell Banker and Esaul Alatriste CAL BRE# ******* to help our family sell our home at top dollar.
Upon his first visit, we already had a solid plan to sell our home. We were excited to find someone that had the same vision and dedication to making this process as easy as possible. From the beginning, he was professional and swiftly responded to any questions we had, regardless of time of day. Lets just say we kept him busy. He truly represented loyalty, trust, dedication, honesty, and it even felt like he was part of the family during the beginning of the process. It was awesome to feel like our family was in good hands and that we werent just a deal or a commission check for him and Coldwell Banker. WE WERE A TEAM!
After two open houses, we received two offers and got ourselves into a contract. Things were going smoothly until the termite inspection arose and we had received the cost of the repairs. While serving in the Armed Forces, I have been trained to look at all options and ask questions in order to accomplish any mission successfully and efficiently. I decided to ask our agent Esaul if getting a second termite inspection from another termite company would be a good thing, to see if we can save some money on the repairs. His response was YES and that once the inspection was complete we could go with either company for the repairs. So, we went ahead and got a second termite inspection hoping to see if this next inspection would save us some money. Unfortunately, Esauls lack of knowledge and experience cost our family $3200. 00 worth of repairs. We were then responsible to fix everything from both Termite Companies.
I reached out to the manager, James Armel, from the La Mesa office CAL BRE#: ******* to see if there was anything we can do in order for my family to not have to pay the extra $3200. 00 worth of repairs. We asked if we could come back to the negotiation table with the buyers to see if the buyers were willing to re-negotiate and share some of the repair cost. At this time, we were within days of closing and both their answers were its too late.
For the first time during this process I felt we were no longer part of a partnership/team and felt more like just a DEAL and a commission check. We felt like they just wanted to get deal done and burden our family with this mistake without taking any responsibility. Esaul Alatristes lack of knowledge and experience in the VA Loan process, especially dealing with termite inspections, cost my family our hard-working equity. I lost trust and the integrity of this process and felt Coldwell Banker was just another mortgage firm looking to close a deal and not do what was right. An apology was never issued from the mortgage broker nor the realtor. Esaul, the realtor, has recently been promoted to Manager at the Carmel Valley office and I truly hope he has learned from this experience and can help the realtors in his office learn from this mistake. I would hate for other families, including my brothers and sisters in the Armed Forces who risk their lives every day for our beautiful country, to lose their hard-working equity from their homes.
After looking back at the deal, the negotiations, home inspections, repair request list, helping communicate to lenders, and getting us to closing on my home, I realized that loyalty, trust, and dedication should not be given just on presentation and first impression. It should be earned and there should always be reliable backup, even if it isnt your level of expertise and even if you believe your Realtor is taking care of you on all levels. Level of knowledge and questioning attitude is key for any seller or buyer. We live in a society were making a quick dollar or getting promoted is acceptable instead of truly doing the right thing for todays family.
