Preferred Property Inspections (Stevens) appraises homes very low only in his favor so he stays safe, but still collects money even if the property doesn't go into closing because sellers will not sign off his appraisal, lowers the value of properties and then says in his report that values are going down, values will always stay low if it's done like that. This is job security because he will keep on appraising same homes over and over under appraising them. If you improve your home he will give you the same value as homes that weren't improved, he doesn't do that mach homework or just doesn't know the home improvement values, you can not negotiate with him at all even when you provide all the facts. You should not loose money because of a guy like that, because someone runs a business for while that doesn't always mean that they are good at it.
