Was anyone ever threatened with eviction?
This is the worst agency I have come across
They are rude
They called us 'aggressive' and 'annoying'
They never took our complaints seriously, instead they took everyone else's complaints about us seriously and as law.
The agency owner (Roger Allouche) requested to have a meeting with and proceeded to talk over me, shout over me and not me talk.
In the 8/9 months we rented the room the agency had NEVER let us know they were any noise complaints, they only decided to let us know when they decidedly serve us with notice to leave the apartment.
He proceeded to let me know that EVERYONE, past tenants and current tenants had an issue with us, which was untrue seeing as though we got along with more than half of the tenants.
We had an issue with rats once, and the didn't let us know UNTIL we saw a mouse in the bedroom.
When we called the agency they told us they already knew and they dealt with the issue, which was untrue because we saw a rat that very same day, and many days after that in the kitchen.
They then proceeded to tell us that 'we have to let them know by email so they can take action', the agent said this AS I was on the phone telling her the very same issue, which didn't make sense to me.
He exaggerated claims and complaints made towards
Us, for example me and my roomate never doing the cleaning, which was bull$#*!, because I have made several complaints to the agency about no one following the cleaning rota, doing more housework than I should have been doing, sometimes cleaning multiple times per week for other lazy housemates.
Also 'all of the tenants found us to be loud, aggressive or intimating' which was a blatant lie because we built quite good friendship with some
Of the tenants, even swapping telephone numbers and cooking for them.
We had sent long emails, and all we ever got were 3,4 lines of generic emails.
He also stated that 'until we had moved in no one had ever complained this much about any other tenants'.
I don't know if it was because of our skin colour or because we were quite vocal and forward towards
Things that needed fixing and things that needed to dealt with, but we found them very biased, condescending, patronising and very hard to speak to.
Everytime I spoke to one of their agents or the manger on the phone, it was a screaming match, he has the tenacity to talk over you on the phone, put ac sustains towards you and expects you not to defend yourself.
Stay away from this agency, they seem to only help who they have in common with.
I find it strange that in a multiple occupancy household, me and my roomate were the only ones of African Descent and having all these issues, all our complaints were taken lightly or ignored, and everyone else's against us was magnified, exaggerated or dealth with sharply.
We have lived in other acomadation and I can assure you our previous landlords have not had a SINGLE issue with us.
Their agents cannot count, there were two occasions were my partner had to do his OWN calculations on the rent owed deposit which turned out to be true.
We were also told that if anyone complained about us, even just once, they would serve us notice, sure enough two weeks later, we were told tenants (pretty sure I know who) had complained that we were smoking in the bathroom and in our room (we are non smokers, other tenants smoke outside the property and leave the front door and their bedrooms windows open) that we were slamming doors and windows, the oven door was broken which was false, and that we were leaving blood in the bathroom which was ridiculous, because that was OUR original complaint to the agency in the first place.
They seem to help and support their own.
Stay away
After my very disapointing experience with ABflatmate, I decided to share the numerous problems that had. I went through them twice. I already wanted to change the first time but as I did not knew where to go I've contacted them again.
For the first colocation, I was in an apartment where:
- The fridge and the oven were about to die, they did not work properly at all. It was not possible to keep food a long time.
- As for the dishwasher, it was totally broken down.
- For the bathroom, there were serious problems of flow water / draining with the shower.
- So, the only ones devices that worked well were the micro-was and the washing machine. It can break down it's not the problem, but the problem was that by talking to my roommates this situation was lasting for 3 months. The agency knew and did nothing despite the calls my roommates. Only the fridge was changed 2 weeks after my arrival.
That's not all, when i left, I received 3 fines.
- I would have smoked weed in the apartment. BUT, the agency knew that I don't smoke at all, when I signed the contract I told them, the question was asked. Yes someone smoked weed in the apartment but they knew who did it. The agency discovered who it was and they already had a conversation with the person involved 1 month before my arrival.
- The second cause was that I did clean. Yes it is true but it must be put back in the context. The colocation was in a disgusting condition. The first time I entered, the ground of the kitchen was sticking, the table of the kitchen was very dirty, there was a big stack of dishes in the sink. I think the cleaning was not been done for 2 months. It remained like this all the stay like this. Clearly the situation was very far from the photos sent by the agency. If everybody would have make efforts to clean the flat and would have respected the planning, I would have done my part for the cleaning, it's normal. The agency couldn't make any visits they sent a cleaning lady. It's simple it remained clean 2 days. I only cleaned what I made dirty. Then I received another 50£ of fine because I would be gone without tiding my room, which is wrong. Take photos when you leave.

All in all, i received 150£ of fine. I flustered and i succeeded to be reimbursed.
The 2nd time, here were the problems:
- Wifi: it almost did not work at all. The connexion was very slow and full of cuts. It was not linked to the number of persons using the connexion because in the previous apartment we were as numerous and there was no problem at all. Once again the problem was known from the agency and even for some time. But nothing was made whereas at a period one my roommate worked from home with the need of internet.
- Concerning the contract, as it was in English a person was in charge of explaining the important points in French (it's an agency bilingual with an exclusive partner in France). Concretely, I signed a contract with a precise date of my arrival and the end of the contract (from 6 january to 5 april). It was clear for this point. Among the key points, the person told I had to send an email confirming that I leave the 5th as expected, and this at least 1 month before the date of the end of the contract. I sent it 2 weeks before the end. So, therefore, the agency decided to charge me 2 weeks in addition (taken on my deposit). The person who explained the key points, obviously, unfortunately forgot to tell me this consequence… So yes it was written in the contract but it takes not even 1 line on it and it's written in a way that I did not understand. I trust them and at the end I owe them money. This is not normal. I lost about 300euros.
- Finally, i learnt that my rent was 100 more expensive compared with the previous tenant. Whereas, during the stay the building was in work. A priori nothing would justify this rise
