Carla Morgan is a BBBBBBBBBBBB, she will kiss AAAA until you sign your contract. The office (Jenny) will lose your payment. You call them and tell them that the check was never cashed only two days after it was due and then they send you a late payment. Even though you went right over and gave them a new check for rent. If they (Jenny in the office) are late makeing a payment on rent or utilities they will send the late payment to you, and then they (Jenny) still will never send you a invoice for that utilitie.

Kathy M. I have had dealings with this company for many years. I know how they work. They are always fair and kind to their tenants. If a payment is received late, they have to assess a late fee. They cannot treat one tenant any different than the others. When the check is mailed in and received late, they check the postmark on the envelope to be sure it was in fact sent out late and not a postal delay. This person is trying to deflect the responsibility to someone else when he should have paid his rent on time in the first place. I am a renter and have had experience with many different companies and this one is one of the best I've dealt with.

If a tenant pays late they have to assess a late fee. They cannot treat one tenant any different than another. If they receive a rent late they always check the postmark on the envelope to be sure it was mailed out late and not a postal delay. I can only imagine how many people claim that they mailed it out on time only to try to avoid their penalty. You know the famous "checks in the mail", right? This person appears to be deflecting his responsibility for timely payment of his rent on the company. I'm a renter myself and have dealt with many different companies and I can honestly say that this company is the best I've had the pleasure to rent from. And by the way, I always get my bills from them on time and pay my bill on time and have never seen a late fee show up on the statement.
